PROJECT MANAGER EXTERIOR RESTORATION
Location: East Coast Region (Travel Required)
Type: Full-Time
Reports To: Senior Director of Production


ABOUT THE ROLE
We are seeking an experienced Project Manager to lead complex exterior restoration projects across the East Coast.
This role is ideal for a construction professional who thrives in fast-paced environments, enjoys solving field
challenges, and takes pride in delivering high-quality work safely, on time, and on budget. The Project Manager will
oversee projects from pre-construction handoff through final closeout and serve as a key leader for clients, field
teams, subcontractors, and internal stakeholders. This position is specifically focused on exterior restoration and
building envelope services. Candidates whose experience is primarily limited to ground-up construction or CM-at-riskenvironments may not be the best fit for this role.

KEY RESPONSIBILITIES
Lead projects from pre-construction turnover through final closeout, managing budgets, schedules, forecasting,
procurement, and overall project performance.
Partner closely with Job Leaders and Superintendents to ensure successful field execution and project alignment.
Serve as the primary client-facing point of contact for consultants, ownership representatives, and project
stakeholders.
Develop and maintain detailed project schedules, sequencing plans, and milestone tracking.
Review subcontract agreements, negotiate change orders, and manage cost controls.
Coordinate inspections, testing, permits, reporting, and project documentation.
Support manpower planning and operational logistics in collaboration with field leadership.
Ensure compliance with contract requirements, safety standards, quality expectations, and company procedures.
Proactively identify project risks and implement solutions to maintain schedule and budget goals.
Build and maintain strong relationships with clients, vendors, subcontractors, and internal teams.


WHAT WERE LOOKING FOR
Proven experience managing exterior restoration, waterproofing, concrete restoration, glazing, painting/coatings, or
related building envelope projects.
Strong understanding of high-rise restoration operations, access systems, staging, sequencing, and
occupied-building coordination.
Experience managing multiple projects simultaneously in active construction environments.
Strong financial management, scheduling, contract administration, and change order management skills.
Excellent communication, leadership, and coordination skills across field and office teams.
Ability to read and interpret construction drawings, specifications, and contracts.
OSHA knowledge and commitment to jobsite safety is preferred.
Willingness to travel regularly to project sites throughout the East Coast region.
