JOB SUMMARY:
The Leasing Specialist is responsible for greeting prospective residents, showcasing the features of the property, and matching their needs with the perfect apartment. Key duties include maintaining a professional and friendly demeanor with residents and coworkers, marketing promotions, completing weekly prospect reports, and ensuring recently vacated properties are cleaned and ready for viewing. The Leasing Specialist will also maintain a minimum closing ratio, update online advertising to reflect current pricing and availability, and stay informed on local market conditions. Strong communication skills, sales experience, and proficiency in Microsoft Office are required, with experience in Resman property management software preferred.
ESSENTIAL FUNCTIONS:
  • Greet prospective residents, effectively communicate the property's features, and address inquiries in a professional manner.
  • Maintain a courteous, approachable, and professional demeanor with prospective and current residents, as well as colleagues.
  • Assess prospects' living preferences and budget to match them with suitable apartment options.
  • Promote available leasing incentives and discounted offers to prospective residents.
  • Prepare and submit weekly prospect reports to the Community Director.
  • Achieve and maintain a minimum closing ratio of 33%.
  • Update online advertising platforms daily to ensure accurate representation of current pricing and apartment availability.
  • Record and maintain a daily engagement score of 90-100% in Knock.
  • Stay informed on local market trends and conditions to ensure competitive positioning.
  • Ensure that recently vacated units are thoroughly cleaned and prepared for prospective resident viewings.

Requirements
SKILLS AND QUALIFICATIONS:
  • Minimum of 2 years of prior experience as a Leasing Agent is preferred.
  • High School Diploma or equivalent required; Bachelor's degree preferred.
  • Exceptional written and verbal communication skills, with the ability to effectively engage across digital platforms and in-person interactions.
  • Demonstrated success in sales with a proven track record.
  • Strong interpersonal skills, with the ability to build and maintain relationships with diverse stakeholders.
  • Proficiency in Microsoft Office and related software is required.
  • Experience with Resman property management software is preferred.
  • Ability to multitask, stay organized, and consistently meet deadlines.

PHYSICAL DEMANDS:
  • Ability to stand for extended periods, bend, stoop, squat, kneel, and lift over 20 pounds.
  • Occasional property tours with prospective residents as needed.

WORKING CONDITIONS:
  • General office conditions.
  • Exposure to weather conditions when walking and working on the property
