Resident Project Representative (RPR)
Location:  Delray Beach, FL
Position Overview
We are seeking an experienced Resident Project Representative to provide full-time onsite construction observation and field coordination services for a major construction management project in Delray Beach, Florida.
Serving as the Owner's Representative, the RPR will monitor daily construction activities to verify work is progressing in accordance with the contract documents, approved plans, specifications, schedule, and quality standards. This individual will work closely with the Senior Construction Manager, Owner, design team, contractor, inspectors, and project stakeholders to facilitate communication, document project activities, and help ensure successful project delivery.
Responsibilities:
  • Serve as the Owner's onsite representative during daily construction activities. 
  • Observe construction work for general compliance with contract documents, approved plans, specifications, and project requirements. 
  • Maintain a continuous onsite presence during active construction operations. 
  • Prepare detailed daily reports documenting work performed, labor and equipment onsite, weather conditions, project progress, and significant events. 
  • Monitor contractor progress and identify potential schedule impacts or field issues. 
  • Document construction activities through photographs and written reports. 
  • Review contractor compliance with approved submittals and construction documents. 
  • Coordinate with the Senior Construction Manager regarding field issues, quality concerns, and potential contract deviations. 
  • Attend and participate in construction progress meetings, coordination meetings, and field inspections. 
  • Assist with reviewing Requests for Information (RFIs), submittals, and field change documentation. 
  • Verify quantities for payment applications and assist with progress evaluations. 
  • Observe testing and inspection activities and coordinate with testing laboratories and specialty inspectors. 
  • Monitor punch list completion, substantial completion activities, and project closeout. 
  • Maintain project records, logs, and construction documentation in accordance with project requirements. 
  • Communicate effectively with the Owner, contractor, design consultants, utility providers, and regulatory agencies. 
  • Promptly report construction deficiencies, conflicts, or potential claims to project leadership. 
  • Support commissioning activities and final acceptance of the project. 
Qualifications:
  • Associate's or Bachelor's degree in Construction Management, Civil Engineering, Engineering Technology, Architecture, or a related field preferred. Equivalent construction experience will also be considered. 
  • Experience with construction observation, inspection, construction management, or field engineering. 
  • Experience on commercial, municipal, institutional, transportation, water/wastewater, or public infrastructure projects. 
  • Strong understanding of construction drawings, specifications, shop drawings, and contract documents. 
  • Experience documenting daily construction activities and preparing field reports. 
  • Knowledge of construction sequencing, quality assurance, and contract administration. 
  • Ability to identify construction deficiencies and communicate findings effectively. 
  • Proficiency with Microsoft Office Suite and construction management software such as Procore, Bluebeam, Primavera P6, Microsoft Project, or similar platforms. 
  • Excellent written and verbal communication skills.
