Homeowner Research & Outreach Specialist

Austin, TX

Job description

About Smooth Closing

Smooth Closing is an Austin-based real estate investment company built around one simple idea: buy homes directly from homeowners in a way that's fast, fair, and respectful. We close more than 75 purchases a year, and we're still growing, which means we need dependable, detail-oriented people who take pride in doing their job well, day after day.

The Role

This is a full-time, in-office position based at our Austin, TX office. As a Property Research & Outreach Specialist, your role is focused and clear: identify homeowners, track down the best way to reach them, and start a friendly, low-pressure conversation to see if they might be open to talking about selling.

This isn't a high-pressure sales role. Your job is to be thorough, consistent, and professional, day in and day out.

What You'll Be Doing

Your day follows a clear rhythm. You'll use your computer and a set of research tools to track down property owners and their contact information, then reach out by phone, and occasionally in person, to introduce Smooth Closing and get a sense of their interest. Most of the work is process-driven, so you'll pick it up quickly and settle into a routine you can make your own.

You'll work closely with a small, tight-knit team, and your work directly feeds the company's ability to close deals. When the team hits its goals, everyone feels it.

You'll Thrive Here If You:

  • Like focused, structured work and don't need constant variety to stay engaged

  • Are a self-starter and love to accomplish a task that others find difficult

  • Are motivated by contributing to a team and watching the group succeed

  • Are comfortable repeating similar tasks and sharpening your skills over time

  • Talk to people in a natural, friendly way, with no hard selling involved

  • Show up reliably and take ownership of your part of the process

What You Don't Need

No real estate experience. No sales background. We'll train you on everything you need to know. What matters is that you're dependable, coachable, and genuinely like being part of a team where your consistency makes a difference.

Compensation & Schedule

This is a salaried, full-time role with competitive base pay. Stability is the point here. We want you to know what to expect every payday so you can plan around it.

  • Full-time, Monday through Friday, 9 am- 5 pm

  • In-office in Austin, TX

  • Competitive base salary

  • Commission on top of base salary

  • Part of a supportive, close-knit team

About Working at Smooth Closing

We're a small team looking for people who show up, do good work, and want to grow alongside the company. We're not looking for someone chasing the next opportunity. We're looking for someone who wants to put down roots on a team and build something with us.

Compensation:

$60,000 - $82,000

Responsibilities:

This role blends research, strategy, problem-solving, and in-home appointments.

You will:

  • Work from our office to research and track down homeowners on small, carefully targeted lists

  • Lists and Tools are provided to you

  • Meet homeowners in person at their property to understand what they're dealing with

  • Present fair, win-win solutions and walk sellers through the process

  • Stay consistent and persistent with follow-up until you get a clear yes or no

This role suits people who enjoy the hunt, think independently, and can perform at a high level without needing someone looking over their shoulder

Qualifications:

Experience Requirements

  • No real estate experience required

  • No sales experience required

  • College Degree Preferred

  • Self-starter; can work independently
