Job description

Job Title: Construction Project Manager

Reports To: Director of Construction & Facilities

Direct Reports: Yes

Department: Construction & Facilities

Location: Remote to AZ or NV

FLSA and Position Status: Exempt/Full-time

Work Schedule: Monday - Friday with overtime and/or weekends according to business needs

Base Salary Range: $90,000 - $110,000 depending on skills and experience

Travel: 30% - 40% of the time, in or out-of-state

Job Summary

Ensures the successful execution of annual construction improvement projects (capital expenditures) from concept to completion. This includes overseeing, managing, and planning complex projects including evaluating and making recommendations for value adding enhancements. Monitor project progress, set and adhere to deadlines. This role requires a strategic approach to the planning and management of tasks. The goal is to deliver value to the assets' bottom line. This position at times will represent Westport Properties to current and future partners, investors, and vendors. This individual must have computer proficiencies and be comfortable using multiple operational platforms.

Duties & Responsibilities

  • Day-to-day scheduling of vendors, getting construction project proposals, writing contracts, expense budget management.
  • Site improvement strategies through the direct supervision of Director of Facility Services for all new and existing properties on a market-by-market and site-by-site basis.
  • Develop and maintain a pipeline of vendors and general contractors in different states/regions
  • Manage vendor administration, onboarding, compliance, scheduling, document management and project close-out, including insurance certificates, new vendor training, software system maintenance and compliance.
  • Aid in the preparation of yearly facility capital improvement budgets by reviewing proposed and recommended work and providing an expenditure forecast on projects, which may include traveling to properties to understand existing conditions, identify and prioritize capital expenditures.
  • Manage and coordinate due diligence process for new and acquisition properties including preparation of capital expenditure projections.
  • Report on property conditions and provide the Acquisitions and Operations teams timely insight on a propertyโ€™s physical and operational conditions.
  • Work towards/identify all federal, state, local, industry, contractual, and company regulations, standards, specifications, and best practices
  • Ensure consistent implementation of Westport Properties operating standards/policy and procedures.
  • Conduct risk assessments; report identified risks to management; provide recommendations for mitigation of risk
  • Maintain a high level of communication and follow-up with all levels of the organization.
  • Provide emergency response as may be needed.
  • Utilize company construction management platform for planning and organizing initiatives and projects.
  • Identify and communicate opportunities for improvement of systems, processes, methodologies, and training to improve efficiencies and personnel.
  • Serve as a contact for third party owners and asset managers for joint venture partners.
  • Must be able to handle multiple construction projects in a fast-paced, changing environment

Education & Experience

  • Bachelor's or Associate's degree or equivalent experience required
  • At least 5 years of commercial or residential construction management experience with emphasis in facilities management.

  • Strong computer skills (MS Suite office of programs including Word, Excel, Access, and Project)
