The Role
We are seeking a highly strategic and hands-on Head of SMS to build and lead our internal SMS lead generation engine from the ground up. In this newly created role, you will be responsible for identifying and securing list management partnerships with data providers, ensuring strict compliance with all SMS regulations (TCPA, 10DLC), and executing high-converting text message campaigns to generate motivated seller leads.
This is a builder's role. You will own the entire lifecycle-from sourcing compliant data partners and negotiating rev-share agreements to setting up the SMS infrastructure, crafting the messaging strategy, and optimizing conversion rates. Note: this role is NOT about buying SMS traffic. The role is solely focused on sourcing compliant data and sending SMS to generate leads.
Key Responsibilities
  • Data Partnership Development: Identify, vet, and negotiate revenue-share agreements with data vendors, lead aggregators, and other companies possessing compliant, high-intent homeowner data.
  • SMS Campaign Strategy & Execution: Design, launch, and manage end-to-end SMS marketing campaigns aimed at generating home offer leads.
  • Compliance Management: Serve as the internal expert on SMS compliance. Ensure all data sourcing and outreach strictly adhere to the Telephone Consumer Protection Act (TCPA), A2P 10DLC registration requirements, and carrier guidelines [1].
  • Infrastructure Setup: Select, implement, and manage the optimal SMS platform(s) to support high-volume, compliant messaging.
  • Performance Optimization: Continuously A/B test messaging scripts, cadence, and audience segmentation to maximize response rates, lead quality, and overall ROI.
  • Cross-Functional Collaboration: Work closely with the sales/acquisitions team to ensure a seamless handoff of generated leads and establish feedback loops to improve lead quality.
  • Reporting & Analytics: Track and report on key performance indicators (KPIs) such as delivery rates, response rates, cost per lead (CPL), and revenue generated from SMS campaigns.

Qualifications
  • Experience: 5+ years of experience in performance marketing, lead generation, or business development, with a minimum of 2 years specifically focused on high-volume SMS marketing.
  • Real Estate Knowledge: Proven experience generating leads in the real estate sector (e.g., iBuyer, wholesaling, brokerage, PropTech) is highly preferred.
  • Compliance Expertise: Deep, practical understanding of TCPA regulations, 10DLC registration, opt-in/opt-out requirements, and carrier filtering rules.
