Job description

Commercial Manager

Dallas, TX , Chicago, IL or Remote 

Your Role

As a Commercial Manager, you will lead customer contract renewals across Digital Realty's North American colocation portfolio. You will develop and execute renewal strategies that support customer retention, revenue growth, pricing optimization, and long-term contract value. Acting as the primary commercial lead throughout the renewal process, you will partner with customers and internal stakeholders to negotiate commercial outcomes, support portfolio objectives, and drive successful renewal execution.

What you'll do

  • Manage the full lifecycle of customer contract renewals from opportunity identification through contract execution.

  • Develop and execute renewal strategies focused on customer retention, revenue growth, market-rate alignment, and contract term optimization.

  • Lead customer negotiations involving pricing, contract terms, service modifications, and commercial agreements.

  • Identify and drive revenue enhancement opportunities through pricing adjustments, contract restructures, and term extensions.

  • Partner with Asset Management, Sales, Legal, Finance, Operations, and Customer Success teams to support renewal outcomes.

  • Maintain accurate renewal forecasts, pipeline reporting, and portfolio analytics within Salesforce and related systems.

  • Coordinate commercial approvals, contract review processes, and strategic customer engagements.

  • Analyze customer trends, market conditions, portfolio performance, and pricing data to develop business recommendations.

  • Support strategic renewal initiatives, special projects, and portfolio optimization efforts as directed by leadership.

  • Ensure timely execution of renewals while balancing customer needs, commercial objectives, and internal processes.

What you'll need

  • 5+ years of experience in commercial management, renewals, account management, customer success, sales operations, business development, or a related field.

  • Experience managing customer negotiations, contract renewals, pricing strategies, and revenue retention initiatives.

  • Understanding of commercial management principles, customer retention strategies, pricing structures, and contract management.

  • Ability to analyze customer, contract, pricing, and portfolio data to support business decisions and recommendations.

  • Experience using Salesforce CRM, CPQ tools, Microsoft Excel, and commercial systems such as DocuSign or similar platforms.

  • Strong communication, negotiation, and stakeholder management skills.

  • Ability to work independently and manage multiple priorities in a fast-paced environment.

  • Strong organizational skills and attention to detail.

  • Commercial, analytical, and financial acumen with the ability to develop strategic recommendations.

  • Experience within data centers, colocation, telecommunications, cloud infrastructure, SaaS, or other complex B2B environments preferred.

Our Compensation Philosophy

Digital Realty offers its employees a highly competitive compensation package, excellent benefits, and an environment that recognizes and rewards your contributions. Our published pay ranges reflect the minimum and maximum target for new hire pay for the full-time position determined by role, level, and geographical location. Individual pay is based on additional factors including but not limited to job-related skills, experience, and relevant education and/or training. Moreover, an employee's total compensation package varies by role and may include salary, cash bonus or commissions, and equity awards not quantified below.

Compensation range: $90,700 - $145,200 annually.  This compensation range represents the Company's good faith belief as to what it will pay as a base salary for this position at the time of this posting.
