Berks Construction Group is a national commercial General Contractor specializing in retail, big-box retail, restaurants, medical offices, fitness, health and wellness, dental, urgent care facilities, and other commercial construction projects.

Our work includes both commercial tenant fit-outs/retrofits and ground-up construction.

We are seeking an experienced Construction Project Manager who can successfully manage multiple commercial construction projects remotely while coordinating field Superintendents, subcontractors, clients, architects, engineers, vendors, and our internal project teams.

This is not an entry-level Project Manager position. We are looking for an experienced commercial construction professional who understands how to take ownership of a project from preconstruction and turnover through construction, closeout, and final financial completion.

THE POSITION

The Remote Construction Project Manager will be responsible for managing multiple active commercial construction projects, with field Superintendents assigned to projects to oversee day-to-day site operations.

Although this is a remote position, this is not a desk-only construction management role.

The Project Manager must remain actively engaged with each project, communicate continuously with the field, participate in project meetings, maintain project documentation and financial controls, identify problems before they affect the project, and travel to project sites when necessary for quality control, troubleshooting, critical meetings, project milestones, and other project requirements.

The ideal candidate is energetic, highly organized, technologically proficient, detail-oriented, accountable, and comfortable operating in a fast-paced construction environment.

Candidates should possess an entrepreneurial mindset, strong work ethic, excellent communication skills, and the ability to take ownership of multiple projects without requiring constant supervision.

KEY RESPONSIBILITIES

The Construction Project Manager will be responsible for:

  • Managing multiple commercial construction projects simultaneously.
  • Managing projects in coordination with field Superintendents responsible for day-to-day site operations.
  • Chairing and leading project meetings.
  • Taking an active leadership role throughout preconstruction, construction, closeout, and post-construction.
  • Meeting or exceeding project objectives established during the pre-job planning process.
  • Maintaining continuous communication with Superintendents, subcontractors, clients, architects, engineers, vendors, and internal management.
  • Providing weekly reporting regarding all critical aspects of assigned projects.
  • Maintaining an overall view of project strategy, schedule, risk, constructability, cost, quality, safety, and profitability.
  • Identifying critical project issues before they negatively impact schedule or cost.
  • Identifying constructability and logistical problems and developing solutions with the project team.
  • Ensuring projects are completed according to schedule.
  • Maintaining project profitability and established financial goals.
  • Assisting with project turnover, pre-job planning, and new project transitions.

PROJECT DOCUMENTATION & CONTROLS

The Project Manager must effectively prepare, submit, track, and manage:

  • RFIs and RFI Logs

The Project Manager must understand when unanswered RFIs, delayed submittals, material procurement, owner decisions, design issues, or other outstanding items are creating a potential project delay and communicate those risks to management.

PROJECT FINANCIAL MANAGEMENT

The Project Manager will be responsible for actively managing the financial performance of each assigned project, including:

  • Project budgets
  • Job cost reporting
  • Cost-to-complete projections
  • Project profitability
  • Owner billings
  • AIA billing requisitions
  • Collections
  • Subcontractor payments
  • Purchase orders
  • Change orders
  • Cost coding
  • Invoice review
  • Monthly percentage-complete reporting

The Project Manager must conduct detailed reviews of actual job costs versus project budgets and identify potential cost overruns before they become major financial problems.

The Project Manager will also review purchase orders, delivery tickets, subcontractor requisitions, and invoices to ensure they are properly coded to the project.

CHANGE ORDER MANAGEMENT

The Project Manager must actively manage both owner and subcontractor change orders.

Responsibilities include:

  • Identifying potential change-order conditions.
  • Preparing and submitting owner/client change orders.
  • Tracking outstanding change orders through approval.
  • Reviewing subcontractor change-order requests.
  • Determining whether subcontractor change orders are contractually valid.
  • Evaluating whether subcontractor pricing is reasonable.
  • Ensuring approved extras are properly incorporated into project financial reporting.
  • Identifying changes that may affect the project schedule.

PROCUREMENT & SCHEDULE MANAGEMENT

The Project Manager must actively manage the procurement process to ensure that Owner-furnished, GC-purchased, and subcontractor-provided materials and equipment arrive when required.

This includes maintaining and reviewing project purchase and procurement logs, identifying long-lead items, confirming required-on-site dates, and escalating procurement problems before they affect the construction schedule.

The Project Manager is ultimately responsible for helping ensure that assigned projects remain on schedule.

REQUIRED EXPERIENCE

Candidates should have:

  • Significant commercial construction Project Management experience.
  • Strong experience with commercial tenant fit-outs and/or ground-up construction.
  • Demonstrated ability to manage multiple construction projects simultaneously.
  • Extensive experience maintaining construction project budgets and schedules.
  • Strong understanding of construction drawings, specifications, contracts, RFIs, submittals, change orders, procurement, and closeout.
  • Ability to quickly read and understand architectural, structural, MEP, and other construction drawings.
  • Experience managing subcontractors and field Superintendents.
  • Experience managing project financials, budgets, cost-to-complete projections, and change orders.
  • Experience preparing or managing AIA billing requisitions.
  • Strong written and verbal communication skills.
  • Strong organizational and interpersonal skills.
  • Exceptional attention to detail.
  • Ability to consistently meet deadlines.
  • Ability to manage a high volume of work and perform effectively under pressure.

TECHNOLOGY REQUIREMENTS

This is a remote Project Management position, so strong computer and construction technology skills are mandatory.

Candidates must be highly proficient with:

REMOTE WORK & TRAVEL

This position is designed to be performed primarily remotely.

However, the Project Manager must be willing and able to travel to assigned project sites as required for:
