Job description

The (REMOTE) Director of Real Estate is responsible for directing, coordinating and integrating the Company's real estate portfolio strategies by successfully growing the company through negotiating leases and transactions for future Mattress Firm stores and overseeing existing store long term strategies.

Essential Responsibilities

  • Develop long term strategies with their assigned territories for new store growth, relocations and existing store actions.

  • Execute Corporate Real Estate portfolio strategy that aligns with strategic Company vision under the direction of VP of Real Estate.

  • Is a leader in building and implementing new store market strategies through extensive data analysis, on the ground market knowledge, broker input, landlord and developer input and collaboration with the Mattress Firm leadership and sales team.

  • Build, maintain and manage relationships with regional, landlords and developers for existing and new store pipeline.

  • Collaborate with peers, including Asset Administration to ensure all real estate decisions reflect ongoing market strategies as it relates to optimizing the store network through new stores, renewals, closures and relocations.

  • Negotiate, review and approve Letter of Intent (LOI) associated with new locations, relocations, subleases, amendments and related agreements.

  • Lead team effort required to prepare for Real Estate Committee (REC) presentations for new stores, relocations and expansions.

  • Oversee the processing of all lease related documents.

  • Manage the flow and status of deals for new and existing locations.

  • Assign and work with attorneys on all leases and track progress.

  • Review and approve legal, consultant and all other real estate related invoices for processing.

  • Supervise Real Estate Team members including, but not limited to, coaching, counseling, time and performance management.

  • Prepare and maintain executive, board, and real estate reports.

  • Serve as a primary contact on real estate related matters internally and externally in their assigned territory.

  • Completes other projects and special assignments as requested by supervisor and/or Senior Management.

  • Complete all required training modules and certifications prior to the due date.

  • Ensure all safety policies and procedures are followed to ensure a safe work environment for all.

  • Communicate professionally with all internal and external contacts.

  • Follow all Company policies and execute Company standards on appearance and functionality as well as appropriate brand representation.

  • Communicates any concerns or issues to leadership to ensure proper efficiency of department and company operations.

  • Execute team member performance improvement plans, progressively discipline and terminations when appropriate per Company policy.

Non-Essential Responsibilities

  • Execute Company initiatives and other activities requested by supervisor.

  • Update job knowledge by participating in educational opportunities.

  • Enhance department and organization reputation by accepting ownership for accomplishing new and different requests; explores opportunities to add value to job accomplishments.

  • Contribute ideas on ways to optimize or improve the team, the department, and the Company

  • Lead our master and local broker network.

  • Develop procedures to streamline processes to ensure efficiency and rapid results.

Education

  • Bachelor's Degree in related field and/or equivalent experiencepreferred

Professional Experience

  • 5+ years Real Estate lease negotiations and renewal coordinationrequiredand

  • Management of lease portfolios in multiple states and with multiple landlordspreferred
