Position: Real Estate Agent - Luxury + STR Investment Specialist
Company: Home Team Luxury Realty (HTLR), part of The Rise Collective
Role type: Independent Contractor (1099) where HTLR is licensed (see 'Locations'); Referral Partner Agent in other states
Reports to: VP of Brokerage / Market Leadership
Home Team Luxury Realty is an STR-focused luxury brokerage supporting investors acquiring and selling short-term rental properties nationwide through a networked model of in-brokerage agents and referral partners. HTLR operates alongside other Rise Collective brands that support the STR investor journey (education, acquisition support, and related services).
The Real Estate Agent is responsible for delivering a high-trust, high-urgency client experience to STR investors. This role requires strong contract execution, STR-specific diligence awareness, and consultative guidance on market risk factors that impact short-term rental viability.

You are not building from scratch - you are plugging into a proven investor acquisition engine. This is not a traditional brokerage environment.     • Lower Priority
      • Asheville, North Carolina (NC)
      • San Antonio, Texas (TX)
  • All other states: We are onboarding referral partner agents in targeted STR markets. Agents who consistently close investor transactions may have the opportunity to transition into a leadership role if/when we launch a brokerage entity in their state.

You'll thrive in this role if you:
  • Want to become the go-to STR investor agent in your market (not a generalist).
  • Know how to consult on regulations, permitting, zoning/HOA risk, and investment performance - and you can explain it clearly to buyers.

Performance expectations: This role is designed for agents who want to produce $10M-$20M+ annually with structured investor demand.

Key Responsibilities
Client advisory & conversion
  • Conduct buyer consultations and intake; clarify buy box, financing readiness, and STR intent
  • Provide consultative guidance around STR feasibility and market dynamics (without practicing law)

Transaction execution
  • Manage all stages: showings → offer strategy → negotiation → contract execution → contingency management → close
  • Coordinate with lenders, inspectors, title/attorneys, vendors, and internal teams as needed
  • Maintain on-time deadlines and accurate documentation

STR-specific diligence support
  • Identify common STR risk areas: HOA/CC&Rs, local STR rules, permitting considerations, zoning overlays, property constraints
  • Escalate legal/regulatory questions to the appropriate professional and document guidance provided

Process & reporting
  • Track pipeline and client status consistently (weekly updates, CRM/task discipline)
  • Maintain professional communication standards and responsiveness

Qualifications:
Required:
  • Active real estate license in assigned state/market
  • Strong communication, negotiation, and transaction management skills
  • High integrity and client-first professionalism

Preferred:
  • 3-5+ years experience; consistent production; investor transactions strongly preferred
  • Proven knowledge of STR investing or a clear STR specialization plan
