Sales & Business Development Manager - Southwest U.S.
Location: Southwestern United States (Remote/Hybrid with regional travel)
Reports To: Sales Director

We partner closely with developers, owners, and builders to deliver HVAC solutions aligned with modern construction, renovation cycles, and sustainability goals, with extended capabilities supporting modular construction, multifamily, and student/senior housing markets.
Position Summary
We are seeking a highly driven Sales & Business Development Manager to lead growth across the Southwestern United States, with a primary focus on hospitality development, new construction, and renovation/upgrades of existing properties.
This role will focus on driving early-stage project influence, building deep relationships with hospitality stakeholders, and securing specification wins across new builds, brand conversions, PIPs (Property Improvement Plans), and renovation cycles.
Secondary responsibilities include expanding AIIR's presence within offsite/modular builders, student and senior housing, and multifamily developments.
Key Responsibilities
Revenue Growth & Regional Strategy
  • Develop and execute a Southwest U.S. regional sales strategy aligned to aggressive growth targets
  • Identify, pursue, and close opportunities primarily within:
  • Hotel ground-up development
  • Renovations, retrofits, and brand-mandated upgrades (PIPs)
  • Hospitality ownership group portfolios
  • Maintain a minimum 5x pipeline relative to quota

Hospitality Market Leadership (Primary Focus)
  • Establish AIIR as a preferred HVAC partner for hospitality developers, owners, and operators
  • Build strong relationships with:
  • Hotel ownership groups and REITs
  • Developers and asset managers
  • Hotel brands and design/construction teams
  • Engage early in project lifecycle (feasibility, design, and pre-construction)
  • Drive adoption across new builds, conversions, and renovation programs

Specification & Technical Sales
  • Lead consultative, value-based selling with architects, engineers, and developers
  • Influence HVAC specification decisions during design, budgeting, and pre-construction phases
  • Present AIIR solutions to both technical teams and executive stakeholders

Channel & Network Development
  • Build and manage a high-performing network of:
  • Manufacturer representatives
  • Distribution partners
  • Expand channel coverage in underserved regions and verticals
  • Enable partners to drive project progression from specification through close

Secondary Market Expansion
  • Support growth initiatives in:
  • Modular/offsite construction builders
  • Student and senior housing development
  • Multifamily construction

Pipeline & Forecast Management
  • Maintain accurate CRM tracking of opportunities across all stages
  • Deliver monthly and 12-month rolling forecasts
  • Lead regular pipeline reviews with internal teams and channel partners

Cross-Functional Collaboration
  • Partner with product, marketing, and operations teams to align go-to-market efforts
  • Contribute to development of sales tools, messaging, and training
  • Provide real-time market feedback to influence product roadmap and positioning

Customer Success & Account Management
  • Serve as primary commercial contact for pricing, contracts, and delivery coordination
  • Ensure successful project execution across new builds and renovations
  • Resolve customer issues related to installation, performance, or supply
  • Build long-term relationships as a trusted advisor to hospitality clients

Required Qualifications
  • Bachelor's degree in Business, Engineering, or related field (or equivalent experience)
  • 5+ years of sales or business development experience
  • Strong experience in one or more of the following:
  • Hospitality construction, renovation, or development (highly preferred)
  • HVAC or building systems
  • Multifamily, student, or senior housing
  • Modular or prefabricated construction
  • Proven success in consultative B2B sales and closing new business
  • Experience influencing construction project specifications
  • Background working with or managing rep agencies or distribution networks
  • Strong pipeline management and forecasting skills
  • Experience with CRM systems (Salesforce, HubSpot, etc.)
  • Excellent communication, presentation, and relationship-building abilities
  • Self-starter with a highly entrepreneurial mindset
