Job description

What You'll Do:
As Regional Marketing Manager, Student Housing you will own marketing strategy and performance for a regional portfolio of student housing communities, spanning stabilized assets, value-add, and new development lease-ups. You will lead a team of marketing strategists, serve as the primary marketing partner to ownership, and carry direct accountability for pre-leasing velocity across the student leasing calendar. This role blends regional strategy, team leadership, and hands-on ownership of leasing outcomes. You will translate ownership business plans into asset-level marketing strategy, set the standards your team executes against, and own the numbers that determine whether communities hit occupancy and rate targets on time.
Where You'll Work:
This role is open to remote candidates. Our corporate offices are located in downtown Columbus, Ohio, overlooking the Columbus Commons, and remain available to associates who prefer to work onsite. This role includes periodic travel to communities across the assigned region.
What You'll Own:
Regional Strategy & Ownership Partnership
  • Own marketing strategy and execution across a regional portfolio of student housing assets, tailoring plans to each market's competitive dynamics and academic calendar.
  • Serve as the primary marketing partner to ownership groups and investment partners, presenting strategy, performance, and recommendations directly.
  • Translate ownership business plans and asset-level pro formas into marketing plans, budgets, and KPIs, and communicate results and course corrections.

Lease-Up & Pre-Leasing Velocity
  • Lead marketing for new development lease-ups from pre-leasing through stabilization, owning velocity targets against the student leasing timeline.
  • Manage the annual pre-lease cycle across the portfolio, adjusting spend, channel mix, and messaging to hit occupancy and rate goals by each leasing deadline.
  • Diagnose underperforming assets using standard dashboards and intervene on conversion and follow-up, not spend alone.

Team Leadership
  • Lead, coach, and develop a team of marketing strategists, owning workload allocation, performance management, and hiring.
  • Set standards for process compliance, reporting cadence, and quality across the team, with a clear expectation to ask rather than guess.

Performance & Reporting
  • Own regional marketing performance across digital, paid media, brand, social, and reputation, reviewed on a set cadence using standard dashboards.
  • Report portfolio and asset-level results to leadership and ownership on a regular basis.
  • Other duties and projects as assigned.

What You'll Bring:
  • 5+ years of marketing experience, with a focus on multifamily or student housing.
  • Direct experience managing and developing a marketing team.
  • Track record owning new development lease-ups or annual student pre-leasing cycles.
  • Experience presenting strategy and performance to ownership, clients, or senior stakeholders.
  • Strong digital and paid media fluency, including Google Ads, Meta, and GA4.
  • Bachelor's degree in Marketing, Business, or a related field; Master's degree preferred.
