About the Role
As a CBRE Lease Audit Manager, you will oversee lease audit and cost recovery activities for a large corporate real estate portfolio. This role serves as the primary liaison between CBRE, third-party audit providers, and the client, ensuring audit programs are executed effectively, compliance requirements are met, and audit findings are tracked through resolution. You will provide leadership over internal and external audit partners, facilitate stakeholder engagement, and support broader lease administration and financial reconciliation activities.
This job is part of the Lease Administration function and is responsible for portfolio administration, daily operations, audit oversight, and managing relationships with internal and external customers.
What You'll Do
  • Coordinate and manage full-scope and desk lease audits, including audit planning, execution, issue resolution, and reporting of recoveries and cost savings.
  • Serve as the primary point of contact between the client, internal stakeholders, and third-party audit providers to ensure audits are progressing according to established timelines and objectives.
  • Manage the performance and deliverables of internal and external audit firms conducting lease audits on behalf of the client.
  • Facilitate resolution of questions related to lease language, operating expense recoveries, legal interpretations, and compliance requirements by engaging the appropriate subject matter experts and stakeholders.
  • Track audit progress, findings, savings opportunities, and key performance metrics, and provide regular status updates and executive-level reporting to clients and leadership.
  • Identify audit opportunities that provide the greatest value and recommend alternative approaches when work is not aligned with portfolio or financial objectives.
  • Oversee annual internal and business control standards compliance audits, as required.
  • Monitor, evaluate, and enhance audit processes and procedures to improve operational efficiency and program effectiveness.
  • Review and evaluate reporting to ensure audit deadlines, milestones, and deliverables are achieved.
  • Conduct portfolio evaluations related to operating expenses (OPEX), common area maintenance charges, and other lease-related financial obligations.
  • Support lease administration and audit functions through year-end reconciliations, operating expense reviews, and real estate insurance reconciliations.
  • Develop and maintain strong partnerships with clients, landlords, auditors, legal teams, lease administration professionals, and other cross-functional stakeholders.
  • Lead by example and model behaviors that are consistent with CBRE RISE values while influencing stakeholders to achieve shared business objectives.
  • Apply advanced knowledge of lease administration, lease audit practices, and commercial real estate operations to support team and departmental goals.
  • Identify, troubleshoot, and resolve day-to-day and moderately complex issues that may not be readily apparent within existing systems, processes, or lease documentation.

What You'll Need:
  • Bachelor's Degree preferred with 3-5 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
  • Ability to guide the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.
  • Leadership skills to motivate team impact on quality, efficiency, and effectiveness of the job discipline and department.
  • In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
  • Extensive organizational skills with a strong inquisitive mindset.
  • Advanced math skills. Ability to calculate difficult figures such as percentages, fractions, and other financial related calculations.
