POSITION SUMMARY
The Asset Manager (Associate) supports the management of the Company's portfolio with the goal of enhancing asset value and fostering strong relationships with external capital partners. This role manages internal and external performance reporting, supports strategic planning, and helps maintain effective communication with capital partners and investors. The Associate plays a key role in financial planning and analysis (FP&A), including driving the annual operational & capex budgeting processes. This individual will collaborate with internal stakeholders to help drive data-informed decisions and long-term value creation.
Position open to candidates located in any U.S. state, 20%-30% travel required. Typical work hours 8AM - 5PM.
ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Develops and executes plans to enhance profitability, productivity, and efficiency to improve portfolio performance.
  • Lead the annual operating and capital budget process for an assigned portfolio of senior living communities, partnering with regional operations to build ground-up forecasts grounded in benchmarking, market data, and historical performance trends.
  • Develop data-driven revenue and expense guidelines using portfolio-scale benchmarking, moving away from run-rate budgeting toward statistically defensible performance targets.
  • Continually investigates and introduces process improvement measures and presents suggestions to leadership for consideration.
  • Develops and manages use of metrics and analytics with frequent interaction with our investors.
  • Identify underperforming assets across the portfolio and lead structured performance improvement initiatives in collaboration with operations, clinical, and sales teams to drive occupancy recovery and margin expansion.
  • Oversees the collaboration with operations leadership to define and operationalize key KPIs to build measurement and tracking tools to put data at the center of decision making.
  • Monitoring asset performance and recommending corrective measures.
  • Developing strategies to increase ROI and minimize risk factors and losses.
  • Maintains strong knowledge of competition service offering.
  • Leads cross-functional coordination activities to develop and maintain an accurate and complete asset information database used for reporting across the organization.
  • Create, manage, and present Investor presentations and reports.
  • Responsible for the effective supervision and administration to include budget preparation, monitoring expenditures, and succession planning.
  • Assists in the recommendations for new processes and improvement opportunities to maximize revenues and operations team's productivity.
  • Maintains a thorough understanding of all relevant business data, and how that data is captured and stored
  • Provide comprehensive and competitive analysis of different financial metrics and report to The Company and Investors.
  • Participates in Operations management teams to provide input, assist with strategic planning, research, and special projects.
  • Oversee the collaboration with Sales, HR, Marketing, Legal, and operations teams to help find ways to create cost-effective business processes that will attract new residents.
  • Performs other duties as assigned.

QUALIFICATIONS

Educational Requirements and Experience:
  • Bachelor's degree in Finance, Business Administration, Real Estate, or a related field.
  • Minimum of 3-5 years of experience in asset management, finance, FP&A, or investor relations.
  • Previous experience in the senior housing industry is required.

Knowledge, Skills and Abilities:
  • Language Ability:
    • Must possess excellent written and verbal communication skills utilizing the English language.
    • Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
    • Ability to write reports, business correspondence, and procedure manuals.
    • Ability to effectively present information and respond to questions from groups of managers, investors, and the general public.
  • Mathematical Skills:
    • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
    • Ability to compute rate, ratio, and percent and to draw and interpret graphs.

    • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists
