The Opportunity

The Regional Marketing Manager is a strategic leader responsible for developing and executing property marketing strategies that maximize lead generation, occupancy, and portfolio performance across Quinn's growing portfolio of dedicated rental communities (build-to-rent/BTR). Serving as the primary marketing business partner to regional operations leaders and community teams, this role leverages market insights, data, technology, and marketing expertise to optimize marketing investments, strengthen each community's market positioning, enhance the prospect-to-resident journey, and support successful lease-ups and stabilized operations.

As a cross-functional leader, you will oversee marketing channel strategy, technology platforms, vendor partnerships, and community marketing initiatives that drive measurable business results while ensuring a consistent, high-quality brand presence across the portfolio. Working closely with Operations, Asset Management, and other corporate teams, you will develop scalable marketing strategies that deliver a seamless customer experience from initial inquiry through move-in, elevate Quinn's brand, and support the company's continued growth.

Key Responsibilities

Property Marketing & Leasing Strategy

  • Serve as the primary marketing partner for Quinn's regional operations leaders and community teams, providing marketing guidance and support across communities within the assigned portfolio.
  • Develop and execute property marketing and leasing strategies, promotions, CRM initiatives, and community marketing plans that support each community's leasing and occupancy goals.
  • Coordinate marketing readiness for new community launches and acquired community transitions by ensuring photography, digital tours, floor plans, Engrain maps, signage, and other branded marketing assets are accurate, delivered on schedule, and ready to support successful leasing.
  • Audit and optimize ILSs, paid search, websites, and other digital marketing channels to improve lead generation, leasing performance, and overall marketing effectiveness.
  • Analyze marketing performance, lead sources, campaign performance, competitive trends, and market insights to provide data-driven recommendations that improve portfolio performance.

Marketing Operations & Process Improvement

  • Partner with Quinn's regional operations leaders to develop and implement marketing and leasing best practices that improve leasing performance and support consistent execution across the portfolio.
  • Collaborate with Operations, IT, and vendor partners to optimize marketing technologies, streamline workflows, resolve issues proactively, and improve operational efficiency.
  • Monitor marketing source attribution, marketing spend, campaign performance, and invoice approvals while recommending budget allocations and marketing investment adjustments based on business priorities and return on investment.
  • Lead mystery shops, resident satisfaction surveys, and performance audits to identify opportunities for continuous improvement.

Vendor & Partnership Management

  • Serve as the strategic owner and subject matter expert for designated marketing technologies, advertising partners, and vendor relationships, managing vendor performance, resolving issues, supporting successful execution, and recommending opportunities to improve marketing effectiveness and return on investment.
  • Partner with the Director of Marketing to optimize platform performance and vendor effectiveness. Designated responsibilities may include EliseAI, Engrain, SmartRent, Yardi Marketing Hub, ILS providers, PPC agencies, broker/locator partnerships, and other marketing technologies or vendor relationships.
  • Support implementation of new marketing technologies, vendor solutions, and process improvements that enhance leasing performance and operational efficiency.

Leadership & Compliance

  • Support Senior Leadership with ad hoc projects, market research, portfolio reporting, competitive analysis, and strategic marketing initiatives.
  • Partner cross-functionally with Operations, Asset Management, Corporate Marketing, and other departments to support community performance, portfolio growth, and Quinn's continued expansion.
  • Share marketing best practices, emerging trends, and innovative ideas that strengthen marketing performance across the portfolio.
  • Ensure marketing initiatives comply with Fair Housing regulations, company policies, and Quinn brand standards.

Qualifications

  • Bachelor's degree in marketing, business, communications, or a related field, or equivalent professional experience.
  • 5+ years of marketing experience within multifamily or residential real estate is required. Experience with build-to-rent (BTR) or single-family rental (SFR) communities is preferred.
  • Demonstrated success developing and executing property marketing strategies, managing digital marketing channels, and driving leasing performance and occupancy goals.
  • Experience managing marketing budgets, digital advertising channels, marketing vendors, and/or marketing technology platforms is strongly preferred.
  • Strong analytical skills with the ability to interpret marketing performance, lead source data, market trends, and campaign results to make data-driven recommendations.
  • Experience with marketing technologies and platforms such as Yardi Marketing Hub, EliseAI, Engrain, SmartRent, CRM platforms, ILS providers, or similar residential real estate marketing technologies is preferred.
  • Excellent communication, organization, project management, and cross-functional collaboration skills, with the ability to manage multiple priorities across a portfolio of communities.
  • Self-motivated, detail-oriented, and passionate about continuous improvement, innovation, and delivering measurable marketing results.
