Job description

WinnCompanies is seeking an Assistant Property Manager to join our team at Leonard Street Apartments, a 53-unit residential community located in Norwalk, CT.ย 

In this role, you will support the Property Manager in managing all aspects of the community, including leasing, accounts receivable, accounts payable, service requests, and customer service.
The pay range for this role is $24.88-$31.25 per hour dependent on experience plus a $2,500.00 sign-on bonus. The selected candidate will also adhere to the following schedule: Monday through Friday from 8:00AM-5:00PM.

Responsibilities:ย 

  • Monitor collections, post rent payments, enforce the collection policy, and initiate legal action when required.ย 
  • Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, processing recertifications, and negotiating lease renewals.ย 
  • Provide exceptional customer service, respond to resident issues and complaints in a timely manner, and promote positive resident relations.ย 
  • Assist in all facets of physical and financial management as needed and assigned.ย 
  • Act as Property Manager in absence of the Manager for specified amounts of time.ย 
  • Prepare financial reports for the Property Manager, as well as resident correspondence and recertification notices.ย 
  • Monitor the flow of accounts payable, from issuing purchase orders to processing invoices.ย 

Requirements:ย 

  • High school diploma or GED equivalent.ย 
  • Less than 1 year of relevant work experience.ย 
  • Less than 1 year of supervisory experience.
  • Multiple years of relevant experience with Low Income Housing Tax Credit and Project Based Section 8.ย 
  • Experience with various computer systems, including Microsoft Office.
  • A current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Outstanding verbal and written communication skills.ย 
  • Excellent customer service skills.ย 
  • Superb attention to detail.ย 
  • Willingness to learn and be trained.ย 
  • Ability to multi-task in a fast-paced office environment.ย 
  • Ability to work with a diverse group of people and personalities.
  • Ability to travel between two different sites.

Preferred Qualifications:ย 

  • Associateโ€™s degree.ย 
  • Experience with Yardi or RealPage property management software.
