Job Description – Facilities Maintenance Technician

Pay Rate: $60,000 - $65,000/Year

Position Summary
The Facilities Maintenance Technician is responsible for overseeing the maintenance, operations, and physical integrity of one or more properties within a portfolio. This role ensures properties are safe, functional, and compliant with all applicable codes, regulations, and company standards. The Facilities Manager partners with maintenance teams, vendors, and property management staff to coordinate preventive maintenance, capital projects, and operational improvements.
Key ResponsibilitiesProperty Operations amp; Maintenance
  • Oversee the daily operations and upkeep of property facilities, including buildings, common areas, grounds, and equipment.
  • Develop and implement preventive maintenance programs and schedules.
  • Monitor and maintain HVAC, plumbing, electrical, and mechanical systems.
  • Coordinate and supervise maintenance staff and third-party vendors.
  • Ensure timely response to resident service requests and work orders.
Capital Projects amp; Budget Management
  • Plan, coordinate, and oversee capital improvement projects, renovations, and upgrades.
  • Track project budgets, timelines, and vendor performance.
  • Assist in preparing annual property operating and maintenance budgets.
  • Review and approve invoices related to maintenance, repairs, and capital projects.
Safety, Compliance amp; Risk Management
  • Ensure compliance with OSHA, EPA, local building codes, and property-specific regulations.
  • Conduct regular safety inspections, fire/life safety checks, and preventive maintenance audits.
  • Maintain records for inspections, warranties, service contracts, and regulatory compliance.
  • Support emergency preparation and response plans.
Vendor amp; Contract Management
  • Manage relationships with service providers, contractors, and vendors.
  • Negotiate contracts, monitor performance, and ensure adherence to service agreements.
  • Evaluate vendor proposals and recommend cost-effective solutions.
  • Coordinate vendor access to properties and ensure proper documentation.
Reporting amp; Collaboration
  • Prepare reports on maintenance activities, capital projects, and operational performance.
  • Collaborate with property management, regional management, and corporate teams on operational improvements.
  • Track maintenance KPIs such as work order completion, response times, and preventive maintenance adherence.
  • Recommend process improvements to optimize property operations.
Qualifications
  • Bachelor’s degree in Facilities Management, Engineering, Construction, or related field (preferred).
  • 3+ years of facilities management, maintenance supervision, or property operations experienced.
  • Experience in a school or church setting is preferred.
  • Strong knowledge of building systems (HVAC, plumbing, electrical, mechanical) and preventive maintenance practices.
  • HVAC Certification is Required.
  • Familiarity with safety, environmental, and regulatory requirements.
  • Proficiency with property management and maintenance software (Yardi, RealPage, AppFolio, etc.).
  • Strong leadership, organizational, and problem-solving skills.
Preferred Skills amp; Certifications
  • Certified Facilities Manager (CFM) or Facilities Management Professional (FMP) designation preferred
  • OSHA or safety certifications
  • Experience with affordable housing or regulatory-compliant properties a plus
  • Project management experience for capital improvements
