Welcome to Love's! Our Real Estate team is seeking a Real Estate Development Specialist II. This role provides dedicated support to the Real Estate Department, focusing on lease administration, tenant management, franchisor relationship coordination, and real estate development assistance. The position is responsible for maintaining oversight of all active leases, key lease obligations, renewal and termination dates, tenant concerns, third-party restaurant issues, franchisor requirements, and related reporting. This role will collaborate closely with Real Estate, Corporate Development, Legal, Accounting, Construction, Facilities Maintenance, Food Service, Operations, and external brand partners to ensure lease obligations are monitored, issues are addressed promptly, and real estate development initiatives are supported. Representing a professional Company image in person, by phone, or through electronic communications is essential.

     Job Functions:

  • Manage and maintain a centralized lease management process for all active leases, including restaurant leases, third-party tenant leases, ground leases, billboard leases, and other real estate-related agreements.
  • Own day-to-day lease administration, including tracking key dates, renewal options, extension notices, termination rights, rent obligations, amendments, assignments, deliverables, and other critical contract requirements.
  • Serve as the primary Real Estate point of coordination for tenant issues, including maintenance concerns, payment issues, lease compliance matters, notices, operational concerns, and escalations from Operations, Facilities Maintenance, Legal, Accounting, and third-party tenants.
  • Develop and maintain tenant issue trackers and lease obligation dashboards to ensure outstanding items, upcoming decisions, renewal deadlines, unpaid balances, and required notices are visible to Real Estate leadership and cross-functional stakeholders.
  • Coordinate with Legal and Accounting to support accurate contract records, rent billing, collections, lease accounting inputs, tax and utility pass-throughs, contract amendments, assignments, renewals, buyouts, and terminations.
  • Build and maintain strong working relationships with franchisors, restaurant brand partners, landlords, tenants, operators, and internal business partners to support ongoing compliance, development commitments, site approvals, lease-related requests, and issue resolution.
  • Assist with real estate development initiatives by supporting site evaluation, restaurant concept approval, lease and franchise agreement coordination, project tracking, development reporting, and communication between Real Estate, Construction, Food Service, Legal, Accounting, external partners, etc.
    • Provide frequent updates and progress on initiatives to Real Estate leadership
  • Support buildout of lease management tools, SOPs, dashboards, and process improvements to create a consistent, scalable source of truth for lease data, tenant obligations, franchisor commitments, and real estate development activity.
  • Request & track food concepts for new projects to restaurant brand contacts
  • Ensure restaurant applications and franchise agreements are executed and filed
  • Ensure Real Estate and Food Service leadership is aware of lease obligations that are not keeping pace with the commitment.
  • Work with the Director of Real Estate and cross-functional stakeholders on lease strategy, renewals, assignments, amendments, buyouts, terminations, tenant dispute resolution, and portfolio-level lease planning.
  • Inform Construction team on lease items relating to SRI's.
  • Coordinate with internal groups in Analytics, IT and Finance and external groups such as Salesforce, CBRE and ProjectMates to develop tools and processes to help decision-making in the Real Estate Department.

  • Provide administrator support backup duties when needed.
  • Along with Real Estate Administrator plan and execute tri-annual real estate meetings with all the real estate project managers, construction managers, construction and real estate Directors, select VPs and Greg Love.
  • All other duties assigned

Experience and Qualifiications:   

  • High School diploma or equivalent
  • 1-2 yrs experience
  • Prior experience in administrative support, lease administration, tenant coordination, real estate support, franchise support, property management, accounting coordination, or other related work experience preferred

      

      Skills:

  • Hard Skills: Demonstrated proficiency with Microsoft Office Products, specifically Excel,
  • Soft Skills: excellent written, oral, and interpersonal skills, Strong analytical and problem-solving abilities, must thrive in fast-paced environment, highly motivated self-starter 

      Typical Physical Demands:

  • Requires prolonged sitting, some bending and stooping
  • Occasional lifting up to 25 pounds
  • Manual dexterity sufficient to operate a computer keyboard and calculator
  • Requires normal range of hearing and vision
  • Travel required as needed
  • On-call availability
