Overview
WellBiz Brands is seeking a Real Estate Manager whose primary goal is to support their department through research, administration, and management of the company's mapping software, providing conclusions that include trade area diagnostics, competitive analysis, and post audits to enable the development and maintenance of strategic market plans. These support activities will allow the Real Estate Manager to have a significant impact on the overall market plan and enable the broader Franchise Development team to optimally develop markets and Franchisee Networks.
Compensation Range: $70,000.00 - $75,000.00 + performance based commission. Offers to select candidates will be made on a fair and equitable basis, taking into account specific job-related skills and experience.
Salary ranges reflect Colorado disclosure requirements. Compensation may vary by geographic location for candidates working outside Colorado.
Position Responsibilities:
  • Support, align, and manage franchisee organizations and cross-functional partners in the timely completion of the real estate process from Franchise Agreement to Lease Execution.
  • Collaborate with team members in the assessment, planning, and execution of strategic market plans that drive key strategies and results.
  • Source and evaluate real estate opportunities, substantially meeting our preferred site criteria to present to franchisees.
  • Manage administration of critical departmental functions such as its mapping software, lease renewals across the portfolio of five brands, and Real Estate Committee.
  • Establish an in-market presence and regular touchpoints with franchisees and brokers and represent WellBiz Brands, Inc. at various ICSC events to strengthen our network and make new connections.

Essential Skills, Experience, and Qualifications:
  • 4-year degree in real estate, business, or related discipline.
  • Minimum 3 years of experience in commercial real estate management in a multi-unit retail or QSR environment.
  • Experience in development involving independent franchisees is strongly preferred.
  • Self-starter with strong communication and analytical skills, an ability to drive results, to think and act strategically, and to lead with confidence.
  • Must be a strong collaborator with the ability to gain alignment and manage difficult conversations across a diverse representation of people and varying perspectives.
  • Knowledge of commercial real estate principles associated with multi-unit development, including financial analysis, deal negotiation, contractual real estate, franchise documentation, and lease administration.
  • Must have experience and proficiency with industry-standard mapping and analytic software, Excel, PowerPoint, and Word.
