POSITION SUMMARY:

The Asset Manager is responsible for overseeing the investment lifecycle of a portfolio of LIHTC multifamily assets. This includes, but is not limited to, monitoring the original investment plan, communicating about performance, and reforecasting when assets have strayed from the investment plan.

ESSENTIAL JOB FUNCTIONS:
  • Develop and execute strategies to drive revenue growth across the portfolio
  • Determine effectiveness of expense-controlling and revenue-enhancing initiatives, and implement accordingly
  • Establish review processes to analyze financial performance against budgets
  • Conduct quarterly property visits to assess onsite performance/operations, curb appeal, and ensure Elmington standards are met
  • Forecast asset performance by conducting ongoing evaluation of cash flow to maximize annual distributions to investors
  • Analyze portfolio trends and external market trends impacting asset performance
  • Track assets' performance through various reporting methods shared with stakeholders
  • Conducts audits to ensure the portfolio is compliant with all applicable regulations
  • Work closely with the development team during underwriting and due dillingence efforts
  • Work closely with property management team, and all lines of business across Elmington

SPECIFIC EDUCATION OR EXPERIENCE:
  • Bachelor's degree in a related field
  • 2 - 5 years' experience in asset management, real estate analytics, or similar industry preferred but not required

PHYSICAL DEMANDS AND WORK ENVIRONMENT:
  • Frequently sit, stand and walk.
  • Regularly required to talk or hear.
  • Frequently required to use hands or fingers to handle or feel objects, tools or controls.
  • Occasionally required to climb or balance, stoop, kneel, crouch or crawl.
  • Occasionally lift and/or move up to 25 pounds.
  • Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus.
  • The noise level in the work environment is usually moderate.
  • Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is necessary.

TRAVEL REQUIREMENTS:
  • Travel up to 25% of the time.
