Job description

Garden Street Communities is one of the largest privately held residential land developers operating in seven states across the Southeast. Currently seeking an entrepreneurial leader for the role of Director of Land Acquisition and Development in Richmond Hill, Georgia.

You have the opportunity to manage the entire land life-cycle from identifying a raw piece of property to turning that land into finished lots serving future families. We keep it simple and provide managers a high degree of autonomy to act as business managers, with no politics. The more effective you are, the more you earn.


Job Responsibilities
  • Hands-on management of the entire land life-cycle
  • Find and purchase property(s) in the following counties: Pasco, Hillsborough, Manatee, and Polk.
  • Coordinate and manage properties rezoning, permits and approvals, site civil construction, and platting of finished lots
  • Manage and approve necessary documents and invoices
Requirements
  • A persistent attitude
  • Basic computer and Excel skills
  • Ability to use online GIS tools (eg. property appraiser; county GIS mapper)
  • Knowledge of land, finished lot, and site development costs within the Tampa market.
  • Local contacts within the Tampa area, including brokers, site contractors, and engineers (consultants).
  • Acquisition Experience: finding, underwriting, and acquiring residential land.
  • Entitlement Experience: rezoning, permitting, and construction plan approvals for residential subdivisions.
  • Site Development Experience: managing site contractors, overseeing budgets and schedules, hard-scape and landscape installations, platting lots, and project closeout.
