Our Company is seeking: An experienced and highly motivated Regional Property Manager for our Market Rate Division in Dallas/Houston, TX.
This is a multi-city position. Candidate must be willing to travel between DFW and Houston.

Job Description Summary:
The Regional Property Manager is primarily responsible for effectively managing residential real estate properties for clients by performing the following duties personally or through subordinate supervisors. Maintains and preserves the owner's assets via expense control and revenue optimization. To create and maintain a team of employees. To adhere to all policies and procedures as set forth by the company. Works closely with the Asset Management team and Director of Regional Operations to consistently achieve performance goals.
Responsibilities:
  • Ensure that all property operations are conducted consistently with Atlantic Pacific's policies and procedures and state, local, and national laws and regulations.
  • Responsible for implementing and managing individual site business plans, including investment objectives, compliance goals, marketing positioning, people, asset quality, and financial goals and objectives.
  • Responsible for review and approval of all property purchasing with complete adherence to the expense budget.
  • Partner with the Marketing team to develop marketing budgets and plans as well as monitor ad effectiveness and spending.
  • Review and help prepare the annual budgets for all properties for submission to executive leadership and partners/clients, if applicable. Make recommendations to reduce or eliminate unnecessary expenses to ensure that the budget is reasonable and doesn't contain errors.
  • Ensure training requirements are being met by onsite team members within the assigned portfolio.
  • Engage in recruiting activities to include sourcing, networking, and selection of onsite team members.
  • Determine, implement and follow up on any corrective action plans for deficiencies found at properties.
  • Responsible for handling and resolving escalated complaints from residents.
  • Makes necessary arrangements when Property Managers are absent, which may include the Regional Manager directly supervising property until they return.

  • Experience with sales, marketing, and financials
  • Negotiation skills ability to overcome objections and create a sense of urgency
  • Strong organizational skills with exceptional focus on detail
  • Proactive individual who works independently
  • Available to work weekends as needed

Requirements:
  • Bachelor's degree (B. A.) from a four-year college or university preferred but not required.
  • Three to five years of property management-related experience is required.
  • Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents.
  • Must have high proficiency with computer software, including Microsoft Word, Excel and Outlook.
  • Must have high proficiency with computer software Bluemoon, Yieldstart preferred and Onsite or Yardi (CRM, Voyager, P2P) required.
  • Must have a rounded knowledge of building trades, including plumbing, electric, gas systems, and construction and landscaping.
  • Must have excellent verbal and written communication skills.
  • Must have the ability to travel up to 80% of the time with overnight stays - must be willing to be a road warrior at times.
