Job description

Job Summary: As a Construction Purchasing Manager, you will be responsible for managing bidding and buyout process for residential and rental communities, setting up complete option and upgrades programs, and preparing contract documents by performing the following duties.

Job Responsibilities: Including but not limited to

  • Develop proficiency in reading and interpreting project plans while acquiring a thorough understanding of drawings and specifications to review for compatibility.
  • Develop an understanding of project specifications in both CSI and Unit Price formats.
  • Understand alternates and breakout prices.
  • Create Bid Invitations and uses Smart-Bid system.
  • Prepare subcontractor bid lists using the Smart-Bid system.
  • Prepare detailed scopes of work for all 16 CSI Construction Divisions.
  • Assist new subcontractors with the pre-qualification process, continuously verifying bid status throughout.
  • Negotiate contracts and schedule of value for all contracts.
  • Develop and maintain relationships with the subcontractor market.
  • Initiate calls for subcontractor pricing and follow up, receive and process quotes and/or proposals.
  • Reply to subcontractor inquiries throughout bid process.
  • Develop clear and concise qualification & assumption narratives explaining the scope of work.
  • Develop proficiency in the On-Screen Take-Off Program.
  • Perform accurate square foot analysis of any project in a timely manner.
  • Demonstrate understanding of, and proficiency in MS Excel estimate formats.
  • Develop familiarity with departmental standards and forms, learning why, when and how they are used.
  • Perform accurate quantity surveys.
  • Prepare scopes of work for bid packages with limited oversight and submit to subcontractors for inclusion in pricing. Collect bids in a timely manner and review for accuracy and completion.
  • Review scope sheets for omissions or missing data points, updating accordingly.
  • Create master scope sheet containing a minimum of three subcontractor proposals for review by project.
  • Prepare adequately for meetings, and be ready to provide status reports.
  • Incorporate all addenda and RFI responses into final estimate.
  • Acquire ability to price work appropriately by evaluating crews, material pricing, equipment costs, productivity factors, labor rates, taxes and insurance, mark-ups, etc.
  • Assess industry trends and potential impact on future projects.
  • Initiate value engineering suggestions from subcontractors and follow up to confirm validity.
  • Follow up with subcontractors not awarded the project to maintain an ongoing, collaborative relationship.
  • Take initiative to develop proficiency in all trade classifications.
  • Foster owner relationship with preconstruction team.
  • Provide valuable information and updates to senior leadership to aid in decision making regarding subcontractors, value engineering, construction methodology etc.
  • Perform product research as needed.
  • Manage multiple ongoing tasks simultaneously.

Job Requirements & Qualifications:

  • A Bachelor’s degree in construction management, engineering, architecture, or a related field is preferred.
  • Previous experience as an estimator or project engineer for a general contractor or subcontractor is advantageous.
  • Proficiency in reading blueprints and a deep understanding of construction methods.
  • Exceptional attention to detail and the ability to manage multiple tasks concurrently.
  • Advanced skills in MS Excel, Word, Smart-Bid, PlanGrid, Autodesk, or other estimating tools and technology.
  • Strong written and verbal communication skills.
  • Must possess excellent time management skills with the ability to handle multiple projects simultaneously, while planning and executing timely, effectively, efficiently and accurately.
