Job description

Who We're Looking For.

We are looking for individuals to join our contractor network! This contractor position requires working in the field to evaluate the physical condition of commercial real estate (CRE) properties and prepare formal Property Condition Assessment (PCA) reports. This role involves conducting site visits, observing building systems and components, identifying maintenance and repair needs, capturing photos and relevant property and structure data, and generating comprehensive reports to assist clients in making informed decisions about their commercial real estate assets. The ideal contractor will have 5+ years CRE PCA experience conducting field work and writing reports to the ASTM E2018 Standard and defined client scopes.

Qualifications

  • 5+ years evaluating commercial properties.

  • Proven experience as a Property Condition Assessor, Commercial Inspector, or in a similar role within commercial real estate.

  • Strong understanding of commercial building systems, construction methods, and property maintenance requirements.

  • Ability to create clear, comprehensive, and professional reports.

  • Bachelor's degree from an accredited university in architecture, construction management, and or engineering discipline (preferred).

  • Creating formal PCA reports conforming to ASTM standards (preferred)

How you'll make an impact.

  • Perform comprehensive walk-through observations at commercial properties, including office buildings, retail spaces, industrial facilities, and other commercial real estate.

  • Visually assess various property aspects, including site components, building structure and envelope, HVAC systems, electrical systems, plumbing, and overall condition.

  • Identify, document, and prioritize property deficiencies, maintenance needs, and potential issues.

  • Using the Quire writing platform and provided templates, prepare detailed, accurate reports with clear descriptions, photographic evidence, and action recommendations.
