Responsible for overseeing the day-to-day operations of a portfolio of multi-family properties in NYC.

Primary Focuses are oversight of building staff, unit turnovers, maintenance coordination, tenant management, financial reporting, and ensuring compliance with local regulations, while maximizing the property's value and resident satisfaction; essentially acting as the primary point of contact, outside of the building staff, between property ownership and residents.

Longacre is a 75+ person, vertically integrated operating and development company. The Longacre platform manages over 93 commercial real estate properties and investments with an aggregate asset value of approximately $1.2 billion. Requirements:

Key responsibilities

  • Property Operations:
    • Ensure that every property complies with local regulations and adheres to our high standards.
    • Monitor and evaluate property performance, identifying trends and areas for improvement.
    • Develop, maintain, and refine standard operating procedures across all aspects of property operations including but not limited to, maintenance, collections, resident retention, turnover, and financials.
    • Conduct property regular visits to ensure operational excellence, compliance, team-member and resident satisfaction.
  • Team Member Management
    • Oversee building staff (supers, porters, handymen, doormen, etc…) to ensure they are meeting company standards and performing their assigned duties.
    • Conduct regular one-on-one meetings to review performance, provide feedback, and ensure consistency in operations.
    • Foster relationships with key stakeholders, ensuring alignment with ownership objectives.
    • Support other team-members and Superintendents in addressing complex resident issues and fostering a positive community atmosphere.
    • Collaborate with senior leadership to identify training needs, manage employee issues and help create professional development programs for your team.
  • Tenant Management:
    • Handle and resolve escalated tenant issues.
    • Enforce lease agreements and property rules.
    • Conduct/ Approve move-in and move-out inspections.
    • Lead the development and implementation of operational strategies to enhance efficiency and profitability.
    • Initiate and manage special projects and oversee their success
    • Lead and manage the implementation of resident engagement initiatives.
  • Property Maintenance:
    • Coordinate repairs and maintenance with Superintendents and contractors.
    • Respond to emergency maintenance requests.
    • Schedule regular property inspections and report findings.
    • Oversee and manage third-party service providers.
  • Financial Management:
    • Prepare and manage property budgets.
    • Track and approve building spending.
    • Approve third party invoices.
  • Marketing and Leasing:
    • Coordinate with Supers and/or Vendors to quickly turn vacant units.
    • Assist with leasing requests.
    • Project Manage approved Unit Renovations.
  • Legal Compliance:
    • Stay updated on local landlord-tenant laws.
    • Handle evictions when necessary.
    • Maintain compliance with Fair Housing, ADA, and other regulations governing NYC multifamily properties.
    • Oversee compliance related activities to proactively address violations or risks, ensuring timely resolution and adherence to policies.

Additional Responsibilities:

  • Provide back-up support to other properties within the company during staff absences or periods of high demand.
  • Support Superintendents in responding swiftly to emergencies, ensuring resident and property safety.
  • Oversee regional transitions during property acquisitions, renovations, or operational changes.
  • Continuously evaluate emergency preparedness plans across the region, implementing improvements as needed.

Required Skills:

  • 5+ years’ experience in property management.

· Solid understanding of the NYC rental market and housing regulations preferred.

  • Excellent communication and interpersonal skills to interact with tenants and vendors.
  • Strong organizational and time management abilities to successfully handle multiple tasks.
  • Financial literacy to be able to manage budgets and track expenses.
  • Strong customer service skills to address tenant concerns.
  • Ability to handle emergencies and make timely decisions.
  • Ability to communicate in English and preferably Spanish too.
  • Ability to travel locally around NYC.
