Job description

Summary:

Teresharan Partners is a boutique family office with a concentration in real estate asset management, operations, and development. Right now, we're searching for a property manager/associate office manager that can grow alongside us. Flexibility, exceptional organization, and attention to detail are essential for the duties of this role. The Property Manager must take a proactive leadership role in supporting the daily operations of a mixed use portfolio of properties in Manhattan and North Bergen, New Jersey. This position will report to the Vice President of Operations. This role requires strong communication, organizational, and customer service skills, with the ability to thrive in the fast-paced urban real estate industry.

Responsibilities:

The responsibilities and duties of this position will vary significantly from day to day and will include being responsible to:

• Coordinate the leasing process, including marketing, application processing, lease preparation, and move-in/move-out coordination.

• Conduct regular property inspections to ensure cleanliness, safety, and compliance with building standards, including on site in North Bergen, NJ

• Coordinate with vendors, contractors, and maintenance staff for repairs and capital projects.

• Respond promptly to and efficiently resolve tenant inquiries, concerns, and maintenance requests.

• Maintain accurate records, files, and reports related to leases, resident information, and property operations.

• Negotiate and implement required service contracts, and ensure vendor performance.

• Assist Vice President of Operations in accounts receivable, including preparation of correspondence with delinquent tenants and coordination with the legal team

• Maintain a file of Certificates of Insurance for both tenants and vendors.

• Maintain and foster relationships with preferred vendors and industry professionals.

• Assist in the preparation of financial reports, budgets, and other compliance requirements.

• Complete other special projects and duties as assigned.

Requirements:

• Bachelor’s degree, or equivalent in field experience.

• Proactive ‘can do’ approach, with a focus on collaboration.

• 2-5 years experience in property management.

• Proficient in Microsoft Office (Excel, Word, Outlook).

• Must be able to prioritize multiple deadlines in an efficient manner.

• Ability to work independently and collaboratively.

• Excellent organization and filing skills.

• Exceptional communication skills, both verbal and written.

• Strong interpersonal skills to deal effectively with stakeholders, tenants, contractors and coworkers.

• Tech-savvy and adaptable to evolving tools and platforms.

• Experience with AppFolio, Angus, Yardi, or other property management software, and/or QuickBooks is a plus.
