This is an opportunity for an experienced Property Manager to oversee the day-to-day operations of a 530-unit, three-property portfolio in New Rochelle, NY. This diverse assignment includes a luxury lease-up community, a stabilized market-rate asset, and an affordable housing property.
The Property Manager will serve as the on-site leader responsible for the operational, financial, and regulatory performance of the portfolio. This role requires someone who can move fluidly between three distinct operating models in a single day: driving lease-up velocity and marketing at the newest community, protecting NOI and delivering a high-touch resident experience at the stabilized asset, and maintaining strict compliance at the affordable property.
The ideal candidate has hands-on experience in all three environments, holds properties to a luxury standard of service and presentation, and can confidently manage a team, a budget, and a diverse resident base.
About the Company
Our client is a residential property management company overseeing a growing luxury portfolio across the New York metro area. They are seeking an experienced Property Manager to lead the operations of a diverse residential portfolio while delivering exceptional service, strong financial performance, and operational excellence.
Role & Responsibilities
Leasing & Lease-Up
  • Drive leasing velocity at the lease-up property, including pricing strategy, marketing coordination, and conversion tracking against absorption goals.
  • Train and motivate leasing staff to meet monthly leasing quotas and maintain a competitive close ratio.
  • Conduct regular competitive market surveys and adjust pricing and concession recommendations accordingly.
Stabilized Operations
  • Manage renewals, rent increases, and resident retention strategy to protect occupancy and revenue at the stabilized asset.
  • Oversee day-to-day building operations, service requests, and vendor performance to maintain a high standard of resident experience.
  • Partner with maintenance staff on preventative maintenance planning and capital project coordination.
Affordable Housing Compliance
  • Ensure the affordable property remains in full compliance with applicable program requirements, including income certifications and recertifications.
  • Prepare for and support agency, investor, and lender compliance audits and inspections.
  • Maintain accurate tenant files, waitlists, and program documentation in accordance with program guidelines.
Financial & Reporting
  • Own the P&L for all three properties; manage budgets, control expenses, and provide accurate monthly variance reporting.
  • Prepare and present rent rolls, delinquency reports, and operational dashboards.
  • Approve invoices, manage AP/AR processes, and monitor collections.
Team & Vendor Leadership
  • Supervise on-site leasing, administrative, and maintenance staff across the portfolio; establish performance expectations and provide coaching.
  • Source, negotiate, and manage vendor and service contracts while ensuring quality and cost-effectiveness.
  • Coordinate with maintenance teams on unit turns, work orders, and building systems.
Resident Relations
  • Serve as the escalation point for resident concerns across all three properties, resolving issues promptly and professionally.
  • Draft and distribute resident communications, including notices, event promotions, and policy updates.
  • Uphold Fair Housing standards in all leasing, compliance, and resident-facing activities.
Qualifications
  • Minimum of 4-5 years of property management experience, with direct experience across at least two of the following: lease-up, stabilized market-rate, and affordable housing (LIHTC or Section 8).
  • Working knowledge of affordable housing compliance requirements, including LIHTC, Section 8/HAP, HCR, or HUD programs.
  • Proven track record managing budgets, P&Ls, and financial reporting for a multi-property portfolio.
  • Proficiency with Rent Manager, Yardi, or similar property management software, along with Microsoft Office and Excel.
  • Strong leadership skills with experience supervising on-site leasing and administrative staff.
  • Excellent written and verbal communication skills, with the ability to represent ownership professionally with residents, vendors, and regulatory agencies.
  • New York Real Estate Salesperson License preferred, but not required.
  • Fair Housing Certification required (or must be obtained within 30 days of hire).
  • Reliable transportation and willingness to travel between all three properties as needed.
Compensation
$110,000 - $130,000, commensurate with experience.
