What does a property manager do?

A property manager is responsible for overseeing the daily operations of real estate properties, such as residential apartments, commercial buildings, or rental homes. Their duties typically include finding and screening tenants, handling leases and rent collection, coordinating maintenance and repairs, and managing budgets. Property managers also ensure properties comply with local laws and regulations, and often act as the main point of contact between property owners and tenants.

What are the key skills and qualifications needed to thrive as a property manager, and why are they important?

To thrive as a Property Manager, you need strong knowledge of property law, leasing practices, and financial management, often supported by a degree in business or real estate and relevant certifications. Familiarity with property management software such as Yardi or AppFolio, as well as maintenance tracking systems, is typically required. Outstanding communication, conflict resolution, and organizational skills help you build positive tenant relationships and efficiently handle multiple properties. These abilities ensure smooth operations, legal compliance, and high tenant satisfaction, all of which are critical for property profitability and reputation.

What are some common challenges property managers face when handling tenant relations, and how can they be addressed?

Property Managers often encounter challenges such as resolving tenant complaints, handling late payments, and mediating disputes between tenants. Successful Property Managers address these issues by maintaining clear communication, enforcing lease agreements consistently, and responding promptly to concerns. Building strong relationships with tenants and setting clear expectations upfront can help prevent misunderstandings and foster a positive living environment. Additionally, leveraging property management software can streamline communication and help track maintenance requests efficiently.

Both roles require real estate licenses and are essential in the property rental industry, but they serve different functions within property management and leasing processes.

Is it hard to get a job as a property manager?

Securing a property manager position can be competitive, often requiring relevant experience in property operations, customer service, or real estate, along with certifications such as a real estate license or property management certification. Strong communication, organizational skills, and familiarity with property management software can improve job prospects.

Job DescriptionGovernment Property Administrator

Ensign-Bickford Aerospace & Defense Company (EBAD) is a leader in energetic system solutions supporting aerospace and defense customers across a broad range of critical applications. Our products and capabilities help set the standard for mission success in both domestic and international markets.

Position Summary EBAD is seeking an experienced and highly organized Government Property Administrator to provide centralized ownership of the company's government and customer property management activities. This individual contributor will administer property throughout its full lifecycle, including acquisition, receipt, identification, records, movement, physical inventory, reporting, maintenance, utilization, disposition, and contract closeout. The ideal candidate is a handsโ€‘on subjectโ€‘matter expert who can interpret contractual and regulatory requirements, translate them into practical business controls, and work effectively across Contracts, Supply Chain, Material Control, Program Management, Finance, Engineering, Quality, EHS, and site operations. This position will serve as EBAD's primary coordinator for government and customer property matters and will help build a scalable, auditโ€‘ready property management framework as the business continues to grow.

Key Responsibilities

Administer EBADโ€™s government and customer property management system in accordance with contractual requirements, FAR Part 45, FAR 52.245-1, applicable DFARS requirements, customer direction, and company procedures. Review contracts, purchase orders, modifications, and applicable clauses to identify property ownership, accountability, reporting, identification, inventory, and disposition requirements. Maintain and improve EBADโ€™s Property Management Plan, procedures, work instructions, forms, training materials, and internal controls. Coordinate the full property lifecycle, including acquisition, receipt, inspection, identification, tagging, storage, movement, use, maintenance, inventory, shipment, and disposition. Maintain accurate property records reflecting ownership, contract and project association, location, quantity, condition, acquisition information, inventory history, movement, and disposition status. Plan and document required physical inventories, reconcile results, and lead resolution of discrepancies. Prepare accurate and timely customer and government property reports and maintain supporting objective evidence. Conduct periodic selfโ€‘assessments and lead corrective actions arising from internal reviews, customer audits, and Property Management System Analyses. Manage aging, excess, inactive, damaged, lost, scrapped, or consumed property, including required investigations, notifications, customer direction, and disposition. Support contract and program closeout by ensuring accountable property is properly returned, transferred, consumed, or dispositioned. Develop and deliver roleโ€‘based training and provide ongoing guidance to employees responsible for government or customer property. Coordinate property requirements and oversight for suppliers and subcontractors. Establish performance measures and use property data to improve record accuracy, reporting, inventory completion, movement controls, correctiveโ€‘action closure, and disposition. Support proposals and contract reviews by identifying property requirements, risks, assumptions, and resource impacts.

Qualifications & Experience

Bachelor's degree in business, supply chain, logistics, contract management, accounting, operations, or a related discipline is preferred. Equivalent combinations of education and directly relevant experience may be considered. Three or more years of experience in government property administration, asset management, inventory control, government contracting, logistics, or a related compliance function. Working knowledge of FAR Part 45 and FAR 52.245-1, including the government property lifecycle and contractor property management system requirements. Experience administering governmentโ€‘furnished property, customerโ€‘furnished property, and contractorโ€‘acquired property in an aerospace, defense, manufacturing, or government contracting environment. Experience supporting a PMSA, customer property review, government audit, internal selfโ€‘assessment, or correctiveโ€‘action process is strongly preferred. Ability to interpret contractual and regulatory requirements and translate them into clear procedures, controls, and employee responsibilities. Strong analytical, organizational, reconciliation, and problemโ€‘solving skills, with close attention to data accuracy and documentation. Ability to independently prioritize and manage multiple workstreams while coordinating effectively across functions, sites, programs, and customers. Strong written and verbal communication skills suitable for training employees, supporting audits, and interacting with customers and all levels of management. Experience with ERP/MRP, inventory, or property management systems such as IFS, SAP, Oracle, or similar platforms is preferred. Proficiency with Microsoft Office applications, particularly Excel and Word. NPMA certification such as Certified Professional Property Specialist (CPPS), Certified Professional Property Administrator (CPPA), or Certified Professional Property Manager (CPPM) is preferred. U.S. citizenship or U.S. Person status is required due to the nature of the business.

What Makes This Role Unique

This is an opportunity to establish dedicated ownership of a critical compliance function within a growing aerospace and defense organization. The successful candidate will have meaningful visibility across EBAD's programs, customers, sites, and leadership team, with the ability to shape the company's property management framework and make a measurable impact on operational discipline, audit readiness, and business scalability. The role combines specialized government property expertise with handsโ€‘on crossโ€‘functional influence. It is well suited for an experienced individual contributor who enjoys building practical systems, solving complex compliance issues, training others, and creating sustainable improvements without the bureaucracy often found in larger organizations.

Work Environment

This position is expected to work primarily onsite in Simsbury, Connecticut due to the physical nature of property management responsibilities. Consideration will also be given to candidates who can be onsite in Moorpark, California or Graham, Kentucky. Hybrid flexibility may be available based on business needs and demonstrated effectiveness. The role requires regular interaction with employees in operational, warehouse, laboratory, and office environments.
