We are seeking an experienced and motivated Property Manager to oversee daily operations of our apartment community in Wichita, KS. The ideal candidate will be a strong leader with proven success in property management, resident relations, and team development.

Responsibilities

  • Oversee all aspects of property operations including leasing, resident services, maintenance, housekeeping, and vendor relations.
  • Lead, motivate, and manage onsite staff including leasing professionals, maintenance, and housekeeping team members.
  • Drive occupancy and revenue goals through leasing strategies, marketing efforts, and renewal retention.
  • Prepare, manage, and adhere to property budgets, financial reporting, and expense control.
  • Conduct regular property inspections to ensure curb appeal, cleanliness, and compliance with safety standards.
  • Handle resident relations, resolve complaints, and enforce lease compliance in accordance with fair housing laws and company policies.
  • Approve invoices, monitor vendor performance, and coordinate contracted services.
  • Maintain accurate records including rent collections, deposits, delinquency tracking, and lease files.
  • Report directly to Regional/Corporate leadership with weekly updates on occupancy, financials, and operations.

Requirements

  • 4+ years of Property Manager experience (apartment community experience strongly preferred)
  • Strong leadership, organizational, and communication skills.
  • Knowledge of Rent Manager, Yardi, ResMan, or similar property management software preferred.
  • Proven track record of meeting occupancy, collections, and budget goals.
  • In-depth knowledge of Fair Housing and landlord-tenant laws.
  • Ability to manage a large team and foster a positive work environment.
  • Must be detail-oriented, highly organized, and able to handle multiple priorities in a fast-paced environment.
