This is a full-time position responsible for directly managing and supervising the commercial property portfolio.
Required Skills and Experience:
To be considered for this position, candidates must be able to demonstrate 5-10 years of hands-on and executive level commercial property management experience. Including but not limited to the following:
• Setting and executing measurable business goals and objectives, assuring the timely preparation of annual budgets, recommending capital expenditures, coordinating marketing and leasing activities for the commercial property portfolio, implementing commercial policies and procedures, and supervising commercial property maintenance personnel.
• Directly managing a portion of the commercial property portfolio and as such responsible for those duties of a Commercial Property Manager.
• Directing, supervising, and monitoring the activities of commercial personnel on a day-to-day basis, including training, developing, and coaching employees within the commercial property personnel.
• Preparing and conducting performance evaluations for staff supervised as required by Human Resources and to ensuring that education, credentials, and licensing of personnel are current.
• Review and approving commercial property operating statements for compliance with approved budgets. Review proposed major expense variances from commercial property budgets and make recommendations to property owners.
• Preparing, in a timely manner, of all documentation and information required for accounting department data input and report generation.
• Overseeing delinquency collection efforts, including the handling of delinquent accounts.
• Identifying major capital expenditure programs, such as remodeling programs and tenant improvements.
• Monitoring revenues from management and leasing fees from the commercial property portfolio and analyze commercial portfolio costs to ensure a profitable operation for this portion of the property management department.
• Approve all invoices and expenditure within approved expense limits.
• Coordinate accounting support with the corporate Controller.
• Review market data and make rental rate recommendations to asset managers and/or property owners.
• Monitoring each lease, property budgetary goals, governmental regulations, and Property Management Agreement requirements to ensure compliance.
• Ensuring timely and accurate reporting to asset managers and/or ownership in accordance with the Property Management Agreement.
• Implementing of the Investment Management Plan for commercial properties and ensure that said plans meet the property owners' standards, policies, goals, and objectives.
• Seeking approval from asset management and/or ownership for all economic lease terms, amendments, addendums, and tenant credit approval for new and renewal commercial leases.
• Overseeing the processing of all commercial property related leases, renewals, options and vendor contracts
• Coordinating commercial property lease term parameters for approval by each asset manager and/or owner; participate in lease negotiations, implement commercial portfolio marketing and leasing strategy, and supervision of outside broker contracts.
• Monitoring of commercial property related Rent Rolls, Lease Expirations, Operational Variance Reports, Delinquency Reports, and other reports required by the Management Agreements.
• Overseeing preventative maintenance programs, tenant retention programs, and emergency preparedness programs for the commercial portfolio.
• Assume the duties of Commercial Property Manager as determined by the President.
• Participate in special projects periodically assigned by the President.
• Duties and responsibilities may be added, deleted, or changed at any time at the discretion of the President, either verbally or in writing
Requirements
Job Requirements:
  • Five or more years of commercial property management experience including resident, marketing, and financial management.
  • Strong knowledge of MSOffice applications, Yardi desired.
  • Ability to work independently, using sound judgement.
  • Strong interpersonal and communication skills, ability to handle challenging vendor, tenant, and employee interactions.
  • Ability to work within set standards and procedures, be able to receive guidance, supervision, follow work rules, safety, and security practices, and meet deadlines.
  • Should be a CPM, CFM, or RPA candidate or show equivalent industry related experience, or be willing to work toward anyone of these designations as a condition of employment.
  • Bachelor's degree, or equivalent work experience

Physical Requirements:
  • Ability to perform standard office working for extended periods of time.
  • Ability to walk, climb stairs as required to perform regular property inspections and walks with tenants, contractors and employees.
  • Must have a valid drivers' license and be insurable under the company's policy.

Salary Description
$110, 000-$125,000
