Overview:

JP Management is seeking an Assistant Property Manager to support our Property Management team. This role requires a strong combination of property management & leasing, leadership, and organizational skills to ensure the efficient and profitable operation of various properties. The Assistant Property Manager plays a crucial role in maintaining property value, tenant satisfaction, and financial performance.

Key Responsibilities:

Property Operations

  • Coordinate and monitor maintenance requests, repairs, and vendor services to ensure timely completion.
  • Conduct property inspections and assist with move-in, move-out, and annual inspections.
  • Support unit turnovers, make-readies, and renovation projects to maintain property standards.
  • Monitor property compliance requirements and assist with scheduling inspections and resolving violations.
  • Ensure properties are maintained in accordance with company policies and local regulations.

Leasing & Marketing

  • Conduct property tours for prospective residents and effectively showcase community amenities.
  • Process rental applications, perform applicant screenings, and prepare lease documentation.
  • Assist with lease renewals and resident retention initiatives.
  • Support marketing efforts to attract qualified prospects and maintain occupancy goals.
  • Monitor local market trends and competitor pricing to support leasing strategies.

Resident Relations

  • Provide exceptional customer service to current and prospective residents.
  • Respond promptly and professionally to resident inquiries, concerns, and service requests.
  • Assist in resolving resident disputes and maintaining positive tenant relationships.
  • Promote resident satisfaction and retention through proactive communication and follow-up.

Qualifications:

  • 2+ years of experience in property management, leasing, or a related residential housing environment.
  • Bilingual in English and Spanish preferred.
  • Knowledge of Fair Housing regulations and landlord-tenant laws.
  • Experience with lease administration, resident relations, and occupancy management.
  • Strong customer service, communication, and conflict-resolution skills.
  • Proficiency in property management software and Microsoft Office Suite.
  • Excellent organizational skills and attention to detail.
  • Ability to prioritize tasks, manage multiple projects, and meet deadlines.

Salary Range: $65,000 - $80,000 base
