We are seeing an experienced Property Manager who will be actively involved in all aspects and functions of the property and will provide the leadership expertise that ensures effective and efficient operation of the property including, the quality of services provided, operational goals, profitability objectives and overall maintenance and curb appeal of the property.
The Property Manager will be responsible for:
- Review the daily calendar and determine what planning is required for the day regarding tours, move-ins, move-outs, and resident relations.
- Answer prospect lead requests and provide information regarding property, pricing, and amenities as well as try to get up tour for prospect.
- Scheduling appointments via phone or e-mail for tours and keep track of daily activity
- Providing prospects with a tour of the property and specific units highlighting the valuable features and amenities of the community to secure the rental.
- Having prospects complete the application, ensuring the proper documentation needed through the application process, and secure deposit/reservation fee in accordance with the company procedures and Fair Housing requirements.
- Aiding in the processing of applications including running of their background checks to evaluate their credit status and criminal records to determine their application approval.
- Following up with the applicant on the status of the application.
- Coordinating, negotiating and tracking first and subsequent lease drafts through execution.
- Conducting routine property inspections to ensure vacant units are presentable for showings.
- Following up on prospects still interested in the property based on the company’s procedures.
- Updating the availability board to show current units for rent as well as future rentals up for re-rental.
- Assisting in monitoring renewals. Distributing and follows-up on renewal notices.
- Maintaining contact with residents during their tenancy to oversee their satisfaction with the property and help resolve property issues.
- Maintaining awareness of local market conditions and trends. Contributing ideas to the team for marketing community and improving resident satisfaction.
- Supervising advertising campaigns for the publicity of the property and their effectiveness.
- Utilizing CRM system for online guest cards, daily tracking, reporting and follow-up schedules.
- Participating in outreach marketing activities regularly to obtain prospective residents.
- Outreaching to businesses and corporate institutions in regards to corporate units, group discounts to residents etc.
- Conducting market surveys and shopping competitive communities.
- Maintaining open communication with the property team.
