Property Details: Paz Mar Reserve has 395 units and is located in Oxnard, CA


Schedule: 9:00 am to 6:00 pm in addition to participation in an on-call rotation (required)


Target Pay: $30.02 per hour


Role Overview: As a Service Technician II, you will be the driving force behind the upkeep and maintenance of our community, The Service Technician II is responsible for completing resident and community maintenance requests promptly and preparing vacant apartments for occupancy. This role ensures the community's cleanliness, aesthetic appeal, and functionality, meeting Prime's standards of excellence. You play a crucial role in maintaining the community's appearance and safety. Your work significantly impacts residents' and prospects' first impressions.

  • Technically proficient in residential property maintenance with a hands-on approach and high standards. 
  • Detail-oriented problem solver with ownership of your work and good decision-making skills. 
  • Proficient in customer service, staying calm and professional with residents.

  • Team player who values customer service and strong relationships. 

Key Responsibilities:

  • Diagnose and perform routine maintenance on appliances, building exteriors, doors, locks, electrical systems, flooring, landscaping, HVAC (with proper certification), plumbing, pools, and safety equipment. 
  • Prepare and update reports, work orders, and trackers. 
  • Inspect and prepare vacated apartments for new residents, ensuring they meet market-ready standards. 
  • Perform routine fire and life/safety inspections and annual unit inspections. 
  • Maintain accurate records of preventative maintenance, service requests, and apartment readiness through our mobile facilities application. 
  • Respond to resident inquiries and service requests with professionalism and efficiency. 
  • Ensure the community is free of unsafe conditions and promptly address any issues. 
  • Be familiar with utility cut-offs and property layout maps. 
  • Keep the community grounds clean and report any service needs. 
  • Maintain inventory of spare parts and materials, ensuring readiness for common repairs. 

Physical Requirements:

  • Ability to traverse property grounds, climb ladders, and work in confined spaces up to 25% of the time (bending/stooping/crawling). 
  • Lifting: Move up to 25 lbs independently, 50 lbs with assistance, and 75-150 lbs with material handling equipment. 
  • Ability to work indoors/outdoors in all weather conditions; occasional exposure to fumes/solvents. 
  • Perform repetitive motions (reaching/scrubbing) and operate tools with full finger dexterity. 
  • Mandatory on-call rotation for evenings, weekends, and holidays. 

Requirements

  • 2+ years of related experience in residential property maintenance (painting, appliance repair, plumbing, HVAC, etc.)
  • Valid driver's license for operating community vehicles and/or golf carts. 
  • Able to participate in the shared, mandatory on call rotation.
  • Multi-Family housing experience is preferred. 
  • HVAC Certification is preferred.
