Location: This position is based in West Chester, PA, and requires regular travel throughout Chester County and surrounding markets for client meetings, networking events, and site visits.

Del Vacchio Landscapes & Christmas Decor is a high-end landscape, hardscape, outdoor lighting, drainage, enhancement, and holiday decorating company serving Chester County and the surrounding areas. For more than 37 years, we have helped residential and commercial clients create beautiful outdoor environments and memorable seasonal experiences. We are growing and looking for a relationship-driven Business Development Manager to help expand our reach, open new doors, and create long-term growth opportunities.


We are seeking an ambitious Business Development Manager to drive growth across our Commercial Holiday Decor and Landscape divisions. This is a true business development role focused on creating opportunities, building relationships, developing a strong pipeline, and closing profitable work. This is not a sales management role, and it does not involve managing a sales team. The right person will be highly proactive, comfortable prospecting, and energized by building relationships in the local market.


A major focus of this role will be growing our commercial holiday decorating division through outreach to property managers, business owners, municipalities, country clubs, healthcare facilities, HOAs, schools, churches, and other commercial organizations.


Key Responsibilities

  • Generate new commercial holiday decorating opportunities through prospecting, networking, referrals, industry associations, and strategic outreach.
  • Build relationships with property managers, facility managers, HOA boards, municipalities, country clubs, healthcare facilities, schools, churches, and commercial property owners.
  • Develop and maintain a year-round pipeline of commercial holiday decor opportunities.
  • Identify, qualify, and pursue new business opportunities aligned with company growth goals.
  • Conduct site visits, discovery meetings, and needs assessments.
  • Prepare and present proposals, budgets, and design concepts.
  • Manage opportunities from first contact through contract execution.
  • Maintain consistent and professional follow-up with prospects and clients.
  • Collaborate with design and operations teams to ensure smooth project handoffs.
  • Support business development for landscape, hardscape, outdoor lighting, drainage, and enhancement projects during the non-holiday season.
  • Represent the company at networking events, trade associations, community events, and industry functions.
  • Maintain accurate CRM records, sales forecasts, activity tracking, and pipeline reporting.


Qualifications

  • Minimum 3 years of business development, outside sales, account management, or related experience.
  • Proven ability to generate new business, build relationships, and close sales.
  • Strong networking, relationship-building, communication, and presentation skills.
  • Self-motivated, organized, and able to work independently.
  • Comfortable managing multiple opportunities and longer sales cycles.
  • Strong follow-up habits and attention to detail.
  • Proficiency with CRM systems, Microsoft Office, and business technology.
  • Valid driver's license and driving record that meet company insurance requirements.
  • Experience in commercial services, landscape, holiday decor, construction, facilities management, property management, or related industries preferred.
  • Existing local relationships with commercial real estate, HOA, municipal, healthcare, education, or business communities are a plus.


Pay and Benefits

  • Full-time, W-2 Employment
  • Base Salary: $70,000-$90,000 annually, plus performance-based commissions. Typical first-year on-target earnings range from $100,000-$125,000, depending on performance, with top performers having the opportunity to earn $150,000+.
