Job Summary:

The Assistant Property Manager supports the Property Manager in overseeing daily operations of residential and commercial properties, ensuring maintenance, tenant relations, and compliance are efficiently handled in accordance with company policies and local laws.
 
Job Descriptions:

·         Support the Property Manager in overseeing, maintaining, and inspecting all assigned buildings and properties.
·         Coordinate routine maintenance and property inspections to ensure compliance with laws, codes, and company policies.
·         Assist in preparing and managing budgets related to property operations and maintenance.
·         Respond to and address tenant complaints, violations, and problems in a timely and professional manner.
·         Inspect vacated units, document conditions, and assist in preparing them for re-rental.
·         Help establish and maintain strong relationships with tenants through effective communication and service.
·         Assist in contracting, scheduling, and supervising repairs and maintenance work with vendors and contractors.
·         Support the tenant screening process by conducting interviews and background checks.
·         Help prepare, update, and enforce lease agreements, ensuring rental rates and lease terms are properly documented.
·         Ensure all tenants have current lease copies uploaded in the system and filed physically.
·         Keep track of lease expiration dates and contact tenants at least 3 months prior to initiate renewals.
·         Maintain accurate and organized records, correspondence, and files for all properties.
·         Oversee and document tenant move-in and move-out processes, including photos and signed forms.
·         Assist in terminating leases and initiating eviction proceedings for tenants who violate lease terms or legal requirements.
·         Help register and renew properties with HPD, DHCR, and Section 8, as required.
·         Stay informed and updated on all housing laws and compliance regulations relevant to property management.
·         Represent the building owner with professionalism and integrity in all duties and interactions.
