Job description

About the Role
We are seeking an experienced Construction Project Manager to lead a large-scale, multi-phase residential development from active site infrastructure work through completion of single-family homes and townhomes, with future apartment, retail, and hotel phases on the horizon. This is a ground-up, full-lifecycle build — infrastructure through vertical construction — for a growing residential developer with 8+ years of runway on this site alone. The role reports into ownership and will initially work closely with the outgoing VP of Construction to ensure a smooth transition of institutional knowledge.

About the Project
A 215-unit townhome/condominium and 23-unit single-family home community, with a future 173-unit apartment phase and a retail/hotel pad planned for later years. Site infrastructure and utility work is underway now; vertical construction on homes and townhomes begins in the coming months. Total project value exceeds $100M.

Key Responsibilities

  • Own the project from site infrastructure/utility work through full vertical construction of single-family homes, townhomes, and future multifamily units
  • Develop and maintain the master project schedule across all phases
  • Manage the on-site construction team, including a site superintendent and field staff
  • Oversee subcontractor and vendor performance against schedule, scope, quality, and safety standards
  • Serve as the primary point of contact for municipal officials, utility companies, and vendors on approvals, permitting, and inspections
  • Track project budget, costs, and cost-to-complete; review change orders and pay applications
  • Help identify and onboard a future site superintendent hire as vertical construction ramps up
  • Cross over with the outgoing VP of Construction to absorb site history and best practices before their departure
  • Work out of the on-site trailer; minimal travel required outside the site

Qualifications

  • Experience managing large-scale residential construction from site infrastructure through vertical build-out (not just one phase of the process)
  • Background with a commercial GC or large residential builder (e.g., firms comparable to Whiting-Turner, Balfour Beatty, Suffolk, Gilbane, Callahan, D.R. Horton, or similar) strongly preferred
  • Single-family home and/or townhome construction experience preferred; multifamily experience a plus
  • Comfortable working within a small, hands-on team where roles overlap and everyone pitches in
  • Proficiency in Microsoft Office, particularly Excel; Microsoft Project experience a strong plus
  • Must be within a reasonable commute of Wrightstown, NJ (note: candidates commuting from North/Central Jersey may find this too far)
