As an Experienced Commercial Project Manager, you'll lead complex commercial mechanical projects through the real-world challenges of schedules, budgets, teams, customers, safety, quality, and execution - and keep everything moving with purpose.
Essential Duties & Responsibilities:
To successfully perform this role, an individual must be able to carry out each essential duty satisfactorily. The requirements outlined below represent the knowledge, skills, and abilities necessary for the position.   • Establish project goals and timelines for each awarded project, including defining objectives, risks, assumptions, staffing levels, roles and responsibilities, work breakdown structure, milestones, and deliverables.
  • Manage project startup activities, including securing building permits and meeting other project requirements.
  • Prepare project budgets, estimates, construction schedules, progress updates, and monthly reports.
  • Attend project coordination meetings, as well as owner, contractor, architect, and engineer meetings as required.
  • Conduct cost-benefit analyses, risk assessments, and ROI calculations to evaluate project feasibility. Provide input on, and when appropriate, make project-related decisions on behalf of the company.
  • Manage site meetings, RFIs, invoices, change orders, and the document control process.
  • Track all project costs to ensure projects are completed within budget and approve variances as needed.
  • Oversee the preparation and finalization of contractor and trade contracts, ensuring all issues are resolved in a timely manner.
  • Manage relationships and communication with a variety of stakeholders, including site superintendents, sub-trades, designers, estimators, and general contractors.
  • Identify and resolve conflicts within project teams and develop contingency plans to mitigate risk.
  • Ensure company, client, and project policies, procedures, and standards are followed at all times, including ensuring safe practices are maintained during site visits.
  • Maintain positive relationships with customers and regulatory counterparts.
  • Actively participate in programs, policies, and initiatives designed to support the overall success of the company and parent corporation.
  • Perform additional duties as assigned.

Required Education & Experience:
  • Bachelor's degree in Construction Management, Engineering, or related field of study PLUS eight years or more of construction experience in mechanical plumbing/HVAC, is required.
  • Demonstrated knowledge of construction equipment and techniques, drawings and specifications, building materials, and required standards applicable to the discipline, including system prefabrication and installation.
  • Proficiency with Microsoft Office products, AutoCAD, Revit, Bluebeam/Adobe Pro, estimating software, Procore/Primavera or other project management software, and file-sharing systems; strong typing skills required.
  • Ability to take ownership of responsibilities and communicate effectively with others.

Other Details:
  • This position will report in person to Duluth, MN.
  • Must possess and maintain a valid driver's license.
  • Must be willing and able to travel to local and regional project sites and customer locations 15-20% of the time.

Compensation & Benefits:
  • The expected annual compensation range for this position is $88,300-$132,300. Compensation offered to the selected candidate will vary depending on relevant knowledge, skills, training, experience, and market conditions.
