Job description
Position OverviewÂ
Sarina Homes is seeking a highly experienced Project Manager 1 to lead multifamily and mixed-use developments from pre-construction through completion and turnover.Â
This role is responsible for managing budgets, schedules, consultants, contracts, permitting, and construction execution, while ensuring projects meet design intent, financial targets, and regulatory requirements. The Project Manager 1 will play a key leadership role within the organization and act as the primary interface between ownership, consultants, contractors, and municipal authorities.Â
Key ResponsibilitiesÂ
1. Development & Pre-ConstructionÂ
- Lead projects through feasibility, design development, and pre-construction phasesÂ
- Coordinate architects, engineers, planners, and consultantsÂ
- Manage development permit (DP) and building permit (BP) submissions with the City of CalgaryÂ
- Review drawings for constructability, value engineering, and cost optimizationÂ
- Lead estimating efforts and prepare Class D through Class A budgetsÂ
- Prepare detailed cash flow projections and capital deployment schedulesÂ
- Conduct trade scoping, tendering, and bid evaluationsÂ
2. Construction ManagementÂ
- Oversee construction execution from excavation through occupancyÂ
- Administer construction contracts (CCDC and stipulated sum contracts)Â
- Manage change orders, RFIs, submittals, shop drawings, and site instructionsÂ
- Ensure adherence to schedule milestones and critical path managementÂ
- Monitor cost controls and forecast monthly project financial performanceÂ

- Minimum 10 years of experience in estimating, drawing design, and construction managementÂ
