Job description

The Global Real Estate and Facilities (GREF) team provides real estate transaction expertise, business partnering, space & occupancy planning, workplace design and construction, capital investment program management and facility maintenance and operations for Amazon's corporate office portfolio across multiple countries. We partner with suppliers to ensure quality, innovation, and operational excellence with Amazon's business and utilize customer driven feedback to continuously improve and exceed employee expectations.
GREF's Workplace Design and Construction team is looking for a Preconstruction Manager for capital planning/tenant improvement and renovations. This role focuses on capital planning, renovations, and tenant improvements in owned and leased buildings. Capital planning includes long range planning through project initiation for base building improvements and renovations.
This individual is responsible for scoping, design, and preconstruction activities. This individual will collaborate with internal GREF stakeholders and customers through the project planning and initiation phases to align on scope, budget, and schedule. This individual must be comfortable operating on both strategic and tactical levels, acting as an internal ambassador, educator, analyst, and implementer from a design and construction perspective. The role involves procuring and managing vendor/contractor performance to ensure timely completion, compliance with cost requirements, organizational standards, and other requirements and regulations.
Key job responsibilities
- Work closely with GREF stakeholders, including portfolio managers, portfolio strategy, occupancy planning, design/sustainability/engineer managers, transaction managers, and finance
- Focus on scope creation, draft project charters for capital improvement and new build design direction.
- Prepare budgets for forecast and approval, estimate schedules for long range capital improvements and new build construction, and begin the initiation phase for construction execution
- Procure and manage external architects, engineers, consultants, contractors, and subcontractors
- Ensure decisions are made at the appropriate level and Amazon's priorities remain the driving factor
- Lead constructive dialogue to resolve and prevent project issues
- Identify and mitigate risk, keep the scope under control, accelerate progress with timely decisions, identify and clear blockers, escalate appropriately, and ensure compliance with contracts and regulations
- Understand design and construction contracts, exhibits, and provide detailed analysis and approvals of technical matters
- Review and advise on landlord delivery conditions in LOI and lease documents, including premises delivery timing and condition
A day in the life
Each day you will represent GREF providing input for the on time and in budget execution of Amazon construction projects, while improving processes. Daily tasks may comprise of long-range strategy discussions, early scope and budget creation, project team procurement, design and construction coordination, and utilizing the Amazon information systems to record and update key project developments. Each day you will be navigating through uncertainty, proactively unblocking project barriers and influencing the best project decisions.

BASIC QUALIFICATIONS
- Bachelor's degree in Architecture, Construction Management, Engineering, or a related field
- Bachelor's degree in Mechanical Engineering, Electrical Engineering, Construction Management or an equivalent engineering science
- Experience as an Architect, Engineer, Construction Manager, Development Manager, Owner's project management representative or in other Commercial Development and Construction related disciplines
- 5+ years of professional experience required, a significant portion of which should demonstrate success in one or more of the following areas: Real Estate Development, Architecture/Design, and/or Construction Management
PREFERRED QUALIFICATIONS
- Experience as an Architect, Engineer, Construction Manager, Development Manager, Owner's project management representative or in other Commercial Development and Construction related disciplines
- Knowledge of sourcing/procurement, building systems and maintenance, vendor management and customer service
- Experience with legal terms and structures for standard commercial contracts
- University/Undergraduate degree in construction management, business administration, engineering, architecture, interior design, or a similar discipline; or as an alternative to a degree, an additional 10 years of relevant professional experience

The base salary range for this position is listed below. Your Amazon package will include sign-on payments and restricted stock units (RSUs). Final compensation will be determined based on factors including experience, qualifications, and location.
