Education:

  • Bachelor's degree in Real Estate, Construction, Design, Business, Finance, Civil or related field required. Master's degree preferred.

Work Experiences:

  • Minimum 7 years experience managing all aspects of Real Estate & Construction projects, 10 years more experience preferred
  • Retail, Real Estate, Construction, Store Design, & Civil and related field knowledge
  • Excellent communication and presentation skills
  • Strong experience in all phases of the retail project life cycle, including but not limited to Real Estate, Design, Construction, Lease Administration, Finance, Store Operations, Legal, etc.
  • Financial planning, project scheduling, and budgeting experience required
  • Experience with project management systems and budget systems preferred
  • Entrepreneurial skills to diagnose and capture process improvement opportunities preferred
  • Quick learner who is a team player

Responsibilities:

  • The Sr. Store Development Manager is a critical liaison between the Real Estate, Construction, and Store Design teams
  • The Sr. Store Development Manager will work closely with all the Store Development partners to ensure business critical items are completed in an accurate and timely manner.
  • The team member will assist throughout all phases of development including but not limited to planning, design, estimation, permitting, entitlements, financing, scheduling, leasing, and closing to achieve successful completion & lease execution
  • Analyze, develop, document, and implement the front-end store development process to ensure efficiency and improvement in the property development process.
  • Serve as primary contact & liaison for the front end of deal-making from Site Identification until Real Estate deal approval & handoff to Construction Project Manager
  • Organize, schedule, and lead front-end deal-making meetings
  • Responsible for managing and maintaining multiple, simultaneous projects-many of which are complex in nature-ensuring adherence to project objectives and deadlines
  • The team member is expected to work effectively with internal and third-party members of a development team including but not limited to architects and engineers, attorneys, brokers, real estate deal-makers, construction managers, property managers, landlords, and leasing agents
  • Provide input for hiring Architect, Engineers, General Contractor, and other vendors and manages all parties through the entire development process on the metrics of cost, quality, and schedule
  • Prepare pro forma development budgets and property operating budgets under the direction of a Real Estate Director and Store Development Management
  • Assist with the collection and distribution of construction and design documents and due diligence documents required by the Store Development team in connection with deal-making
  • Responsible for communicating project status regularly, with weekly reporting as a minimum
  • Attend construction progress meetings Analyze progress against development schedules and update schedules as needed
  • Prepare internal and external development reports
  • Assist in obtaining building permits and other public approvals
  • Assist the Store Development team with special projects
  • Perform other duties as assigned

  • Adhere to company work hours, policies, procedures, and rules governing professional staff behavior
  • Regular office attendance required
  • Up to 15% travel, as needed
  • Available outside of normal business hours as needed
