Job description
- Complete work orders within the expected timeframe. Track and record process.
- Assist when needed with painting, drywall, plumbing repairs, troubleshoot electrical, ballast changing, cleaning, rekeying, light carpentry repairs and general repairs to all building systems of common areas.
- Assist and support in the administration of all maintenance related functions including tracking of inventory, data entry, and maintaining safety records within YWCA documents.
- Assist the Ops Manager in all aspects of the community's physical upkeep, common grounds, areas, keeping areas clean and safe for all residents and employees.
- Assist in scheduling or performing proper testing, regular inspections, and maintenance of community and preventative maintenance inspections (PMIs) in units including pumps, boilers, fire control systems, elevators, backup generators, smoke, and carbon monoxide detector systems in units. Oversee contractors when professional services and repairs are necessary.
- Promptly available to on-call responses to after-hours building emergencies
- Ensure all communication projects, messages and requests are within the overall strategy and aligned with company-wide messaging throughout YWCA.
- Develops and maintains positive relationships with co-workers, volunteers, vendors, residents, and clients.
- Obtains and reviews price quotes for the procurement of parts and services for projects.
- Continues search for understanding of racial, gender and class equity.
- Assures that clients, staff, volunteers and community partners are treated with respect and dignity regardless of race, ethnic background, gender or socioeconomic background.
- 2-3 Years' experience of HANDS-ON facility maintenance or building trades
- Basic computer skills that can operate under work order Apps
- Team player that can work effectively and diplomatically with site personnel and supervisors
- Working knowledge of building and mechanical systems
- Knowledge and experience working with a variety of power and hand tools
- Possess the ability to troubleshoot and solve problems
- Verbal and written communication skills
- Basic understanding of carpentry, cabinetry, painting, plumbing, electrical, and drywall
- Ability to meet deadlines, manage multiple complex tasks, and maintain composure under pressure
- Able to travel between YWCA locations on a regular basis
- Valid Washington State driver's license, reliable transportation, and insurance required
- Hourly Range: $30.00
- Hours: 40

- Frequently reaches above shoulder level, below the waist, and overhead while completing repairs, changing fixtures, painting, installing equipment, or servicing building systems.
- Frequently works in confined spaces, on uneven surfaces, and in awkward positions while performing maintenance and repair tasks.
- Frequently operates maintenance vehicles, carts, ladders, and powered equipment in a safe and efficient manner.
- Frequently performs repetitive motions involving the hands, wrists, shoulders, and back while completing maintenance assignments.
- Frequently works in varying weather conditions and temperatures, including heat, cold, rain, and wind, as well as exposure to dust, dirt, cleaning chemicals, paint fumes, noise, and other environmental conditions commonly associated with building maintenance.
- Frequently uses visual acuity to inspect buildings, identify maintenance issues, read work orders, blueprints, gauges, labels, safety information, and equipment manuals.
- Must be able to respond to maintenance emergencies, which may require walking extended distances across multiple properties, climbing stairs, and performing physically demanding tasks under time-sensitive conditions.

RATE, HOURS, BENEFITS
- Hourly Starting Pay Rate: $30.00 per hour
- Status: Full-Time, 40 hours per week, with occasional OT
- Fair Labor Standards Act (FLSA) Classification: Non-Exempt position.
- Benefits package including a retirement plan, with vacation, holiday, and sick leave provided on a pro-rated basis for part-time employees
- Retirement Benefit: Employees may become eligible to participate in the YWCA Retirement Fund after meeting hours-worked requirements, which may include completing at least 1,000 hours in a 12-month period or over two years, depending on plan provisions. Prior YWCA service may count toward eligibility if reemployment occurs within two years
