The Role We Want You For

The Preconstruction Manager will lead and assist the bidding of construction projects by preparing conceptual and hard dollar estimates, preparing proposals for new projects, and soliciting subcontractor bids. The Senior Preconstruction Manager will review and verify accuracy and completeness of all project documents received and will also perform quantity take-offs, constructability reviews, and value engineering analyses for all projects assigned. The Preconstruction Manager will play a key role in departmental initiatives and improvements.

The Specifics of the Role

  • Work in conjunction with Preconstruction team to prepare accurate proposals for all business units including (Commercial, Industrial, Institutional, Residential)
  • Prepare conceptual estimates
  • Lead junior staff in developing scopes of work for each trade to bid projects
  • Perform quantity take-offs for specific divisions/scopes of work
  • Oversee subcontractor selection process
  • Build and maintain subcontractor relationships
  • Prepare Bid Evaluation sheets
  • Review project schedules and assist in preparing General Conditions
  • Prepare final assembly of estimate for presentation to owner
  • Assure clean handoff of estimate, bid info, drawings, specs, etc. to Project Management
  • Assist Project Managers in negotiating contracts, change orders, etc.
  • Review construction documents for value engineering
  • Prepare and price the value engineering items
  • Maintain master subcontractor/vendor lists
  • Maintain and develop historical data for unit prices
  • Assist with training of junior Preconstruction team members

Requirements

  • Bachelor’s Degree in Construction Management, Engineering, Architecture or related
  • 7+ years of estimating commercial construction projects ($50+ million)
  • Industrial and Data Center experience is a plus
  • Capability to lead project pursuits in multiple market sectors including Commercial, Industrial, Healthcare, Institutional, and Residential
  • Demonstrated knowledge of building construction, materials, systems, market conditions, and trade practices
  • Knowledge of estimating and quantity takeoff software
  • Experience leading Preconstruction meetings
  • Previous supervisory experience managing and mentoring junior staff
