Preconstruction Manager

When you join Design Group as a Preconstruction Manager, you are joining a team that will challenge you and position you for growth. In this role, you will work with a team of industry experts to help the world's leading companies solve their most difficult problems. You will join our Construction Practice and partner with seasoned leaders, technical specialists, and subject matter experts to deliver the highest quality solutions to our clients with consistency and accuracy.
What You'll Do
Develop and maintain an effective preconstruction program to produce conceptual and preliminary budgets and schedules, establish and maintain a list of prequalified vendors and subcontractors, develop and maintain master bid documents and scopes of work and participate in procurement of major project scopes of work and equipment.
Preconstruction
  • Develop and maintain master project estimate data base

  • Maintain master project cost data base

  • Develop and maintain a master list of prequalified vendors and subcontractors

  • Develop project schedule templates

Planning and Scheduling
  • Participate in developing initial project estimates (including conceptual estimates) and schedules in consultation with the responsible Partner or Director

  • Develop a preliminary project schedule.

Procurement
  • Participate in developing and/or review project bid list

  • Participate in developing and/or review subcontractor scopes of work

  • Participate in and/or review project managers analysis of contract documents and proposed subcontractor selections

  • Participate in and/or review project managers major material purchase recommendations.

Project Management
  • Update project estimate based on review of 30/60/90 percent drawings

  • Review and establish with the project manager critical dates prior to proceeding with detailed scheduling

  • Advise project manager of procurement activities

  • Participate in post project review with key project personnel

Quality Control
  • Monitor quality control program activities

  • Monitor actual verses budgeted cost for major procurement items

  • Monitor actual verses projected project durations

Additional
  • Conduct annual performance evaluation of direct reports

  • Provide periodic reports on workload and department accomplishments

  • Participate in the development and maintenance of an updated company operations manual

What You'll Bring
  • 10 years of General Contractor related construction and preconstruction experience, at least 5 years of which were directly involved with construction projects.

  • Experience with manufacturing or industrial sector construction (food, beverage, consumer products, pharmaceutical, or related industries preferred)

  • Experience negotiating contracts and putting bids together for final presentation

  • An understanding of prime contracts requirements including schedules, scopes, budgets, and performance expectations

  • Construction estimating and procurement experience

  • Proficiency with Procore, Bluebeam, MS Project, Timberline, AutoCAD, or Revit software systems

  • Excellent time management skills and ability to multi-task on simultaneous projects

  • A willingness to travel for project requirements including installation and start-up activities, client and company sponsored meetings, trainings, industry related seminars, forums, and conventions

  • A bachelor's degree in engineering or construction management, or a related technical degree (preferred)

  • OSHA 10- or 30-hour certification (preferred)
