Job description

Position Overview:

We are seeking an experienced and driven Senior Preconstruction Manager to lead and manage our client's Commercial Construction Preconstruction Team. This role will be responsible for leading the development and management of project estimates and preconstruction solutions for assigned projects. This position is responsible for all estimating activities, including value engineering and comparative studies, ensuring that all estimates and GMPs are thorough, accurate, and supported by current pricing and subcontractor data. This role collaborates with business development to vet project opportunities as well as operations to incorporate constructability, scheduling, and logistics into preconstruction, leading to a smooth transition from preconstruction to project execution.

Key Responsibilities:Preconstruction Team Operations
  • Manage and mentor the preconstruction team, including estimators, coordinators, and support staff, to ensure high performance and professional development.

  • Establish and maintain preconstruction processes, tools, and standards to drive consistency and accuracy across all projects.

  • Facilitate internal collaboration between estimating, scheduling, and design review functions to ensure cohesive project planning.

Coordination with Business Development
  • Partner with business development and executive leadership to evaluate new project opportunities and support proposal development.

  • Participate in client presentations, interviews, and strategy sessions to communicate preconstruction capabilities and value.

  • Provide early-stage feasibility analysis, budgeting, and scheduling input for pursuits and negotiated work.

Stakeholder Liaison
  • Serve as the primary preconstruction contact and issue escalation point for clients, providing clear communication and guidance throughout the planning process.

  • Build trust and long-term relationships with clients, consultants, and trade partners through transparency and responsiveness.

Subcontractor and Trade Partner Relations
  • Cultivate and maintain strong subcontractor relationships for both pricing and work execution.

  • Maintain accurate pricing information, stay informed on code changes, and embrace new technologies for company and individual growth.

Project Ownership and Management
  • Assume responsibility for all projects entering preconstruction, overseeing the quality, accuracy, and completeness of work across all trades.

  • Ensure estimates are reliable and accurate to secure work and project viability for stakeholders.

Risk Management and Strategic Planning
  • Identify and assess project risks during preconstruction and develop mitigation strategies.

  • Support the development of project execution plans, logistics strategies, and procurement schedules.

  • Ensure all preconstruction deliverables meet internal quality standards and client expectations.

Ideal Candidate Profile
  • Minimum of 10 years of professional experience in commercial general construction estimating working with preconstruction teams.

  • Senior estimating experience may be considered if aligned with project and contractor type.

  • Strong knowledge of preconstruction processes, scope development, cost estimating, construction methods, materials, and regulations.

  • Proficient in Procore, Bluebeam, and scheduling software.

  • Excellent leadership, communication, and organizational skills.

  • Strong analytical, organizational, and communication skills.

  • Proven problem-solving and decision-making abilities.

  • Ability to manage multiple projects simultaneously when necessary.

Preferred Qualifications
  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field.

  • LEED, CPE, DBIA, or other relevant certifications are advantageous.
