Job description

Summary

A growing multifamily builder is seeking an experienced Superintendent to oversee large-scale ground-up multifamily projects throughout Los Angeles. Current projects include high-density affordable housing developments and podium construction projects with active work near the Wilshire corridor. The company focuses heavily on multifamily housing and affordable developments with a long-term pipeline of work.

This role is best suited for someone who has extensive experience leading large podium projects, managing subcontractors, and running projects from mobilization through closeout.


Key Responsibilities
  • Lead day-to-day field operations on ground-up multifamily projects
  • Manage subcontractors, vendors, and field crews across all phases of construction
  • Maintain project schedules and develop 3-week look-ahead schedules
  • Coordinate podium deck sequencing, inspections, and turnover activities
  • Oversee safety, quality control, and site logistics
  • Manage manpower, deliveries, inspections, and trade coordination
  • Coordinate with Project Managers, ownership teams, and consultants
  • Review drawings and proactively resolve constructability issues
  • Maintain daily reports, schedules, and field documentation
  • Lead project closeout, punch lists, and turnover activities

Project Requirements
  • Ground-up multifamily experience required
  • Experience with podium construction required
  • Experience building 80+ unit projects required
  • Experience on Type III / Type V wood frame over podium projects strongly preferred
  • Comfortable managing projects with 1 level below-grade parking and 7 stories above grade
  • Experience in affordable housing or large multifamily developments preferred
  • Strong understanding of sequencing, scheduling, and field coordination

Qualifications
  • 10+ years of Superintendent experience required
  • Strong background with multifamily general contractors required
  • Proven experience running projects from start through completion
  • Experience managing large subcontractor teams and multiple trades
  • Ability to read drawings and coordinate complex projects
  • Strong communication and leadership skills
  • Proficiency with Procore or construction management software preferred
