CMGT is currently seeking a Facilities and Compliance Supervisor for a community in Slidell, LA. This position will oversee the maintenance, appearance, and compliance of the Association's common areas and amenities. Performs and supervises maintenance activities, coordinates vendors, conducts community inspections, and helps preserve the functionality and overall appearance of the community.
Job Responsibilities
  • Facilities Maintenance
    • Perform preventive maintenance on community buildings, amenities, equipment, and common-area assets.
    • Complete repairs involving plumbing, carpentry, painting, electrical, fencing, gates, playground equipment, lighting, signage, mail kiosks, pool furniture, etc.
    • Inspect facilities and identify maintenance needs before they become major repairs
    • Perform pressure washing, painting, and general upkeep.
    • Maintain tools, equipment, vehicles, storage areas, and inventory.
    • Assist with seasonal projects, storm preparation, emergency response, and post-storm cleanup.
  • Maintenance Operations & Supervision
    • Supervise and provide daily direction to maintenance staff.
    • Assign and prioritize daily work assignments.
    • Inspect completed work to ensure quality standards.
    • Train and mentor maintenance employees.
    • Coordinate maintenance schedules.
    • Monitor inventory and recommend purchases.
    • Obtain estimates and pricing for repairs and projects.
    • Recommend preventative maintenance schedules.
    • Assist with maintenance planning and capital improvements.
    • Ensure OSHA and safety compliance.
    • Maintain maintenance logs and work records.
  • Vendor & Contractor Coordination
    • Coordinate vendors and contractors.
    • Monitor contractor performance and verify completed work.
    • Report deficiencies to management.
    • Schedule vendor access and maintain project documentation.
  • Grounds & Community Appearance
    • Maintain entrances, clubhouse, pool, playgrounds, parks, trails, mail kiosks, and common areas.
    • Perform daily litter and debris removal.
    • Monitor landscaping, irrigation, drainage, and common property.
    • Identify hazards and assist with beautification projects.
  • Community Compliance
    • Conduct routine inspections using Association software.
    • Document covenant violations with photographs and detailed notes.
    • Report maintenance deficiencies and safety concerns.
    • Maintain accurate inspection records.
    • Communicate professionally with homeowners as appropriate.

Skills and Qualifications
  • High school diploma or equivalent
  • 3-5 years in property/building maintenance, with leadership experience required
  • Strong knowledge of mechanical, plumbing, and electrical systems.
  • Working knowledge of OSHA and local building codes.
  • Proficiency in using maintenance software/systems is a plus.
  • Excellent organizational and communication skills.
  • Ability to complete projects on-time and on-budget
  • Excellent communication and team-building skills
  • Proficiency in written, verbal, and arithmetic skills
  • Ability to plan and juggle in a multi-tasking environment
  • Reliable transportation, clean driving record, and valid vehicle insurance and driver's license is required.

Physical Demands
  • The work is physically demanding, requiring walking, standing, bending, carrying, driving a golf cart, etc.

Work Environment
  • 10% of work to be conducted in an office environment, maintaining records, vendor/supply ordering.
  • 90% of work is conducted out on property, requiring ability to walk great distances, lift up to 75lbs., climb and be comfortable on a ladder and operating items such a Golf Cart.
