Job description

Duties Description The Maintenance Supervisor will function as a working supervisor of journey level and trades staff engaged in maintenance, repair, rehabilitation, and construction activities and Performs the activities and tasks of specialized trades. Specific duties include but are not limited to: Identifies and makes needed or necessary repairs in a timely manner for the facility. Functions as a working supervisor of journey level and trades staff engaged in maintenance, repair, rehabilitation, and construction activities.

Supervises and plans the work for subordinate staff. Creates and submits Purchase Orders and Purchase Requests for maintenance and service-related supplies, equipment and contracts and identifies and submits the required number of bids. Reviews job orders, blueprints, and specifications and, as required, visits the project site to determine dimensions, materials, and labor required to complete the project.

Prepares rough sketches or plans to scale from oral or written instructions. Assigns staff to the project and provides oral instructions and blueprints, specifications and plans. Meets with supervisors representing other trades involved in the project to coordinate activities and schedule work to be performed to ensure the effective utilization of staff, materials, and equipment and completion of the project on schedule.

Observes and inspects work while in progress and when completed to make sure that specific codes and regulations are followed, materials and equipment are used properly, schedules are met, and work is performed according to plan. Inspects work performed by outside contractors to ascertain conformance with project specifications. Prepares and maintains written records of work performed and completed and accounts for labor and material used.

Evaluates the work performance of subordinate employees. Performs the activities and tasks of specialized trades, including but not limited to Trades Specialist positions with a parenthetic designation, such as Carpenter, Mason and Plasterer, Electrician, and Plumber and Steamfitter. Inspects facility to determine maintenance needs and recommends projects based on findings.

Assists in determining project costs by recommending the resources for labor, materials, and equipment. Advises the Director and the Assistant Director on the feasibility of proposed projects and equipment purchases. Immediately communicates all necessary and required information regarding urgent repairs and maintenance; communicates as needed to provide status of projects, maintenance and repairs.

May need to attend meetings regarding Capital projects or other related Maintenance Supervisor duties based on facility need. Maintains state vehicles, including registration and inspection, to ensure their safe operation and submits all related documents including vehicle mileage logs. Performs other job-related duties as needed.

Minimum Qualifications Non-competitive: one year of trade experience subsequent to the completion of an apprenticeship or equivalent training and experience such as that required for a Trades Specialist (Carpenter), Trades Specialist (Electrician), Service & Repair Mechanic (Electronics), Trades Generalist, Grounds Construction Supervisor, Trades Specialist (Locksmith), Trades Specialist (Machinist), Trades Specialist (Mason & Plasterer), Service & Repair Mechanic (Motor Equipment), Trades Specialist (Painter), Trades Specialist (Plumber & Steamfitter), Service & Repair Mechanic (HVAC-R), Trades Specialist (Roofing), or Trades Specialist (Welder). Please note the minimum qualifications for a Trades Generalist are as follows: Four years of full-time experience in a trade under a skilled tradesperson which would provide training equivalent to that given in a training, apprenticeship, or equivalent program; or an equivalent combination of experience and training gained by completion of technical courses in skilled trades at a school, institute, or branch of the Armed Services. Preferred Qualifications: HVAC plumbing and supervisory experience.

Skilled in one or more trades; Demonstrates computer literacy; Ability to read and understand written and oral instructions; Valid NYS driver's license Additional Comments Salary includes: $56,506 - $68,630 Plus $4,000 Location Pay * The salary range listed in this posting reflects the full range for this graded position, factoring in annual performance advances based on satisfactory annual performance reviews. Candidates with no previous State service will begin at the hiring rate (starting rate of the salary range) listed above, plus any applicable Location Pay/Geographic Pay/Shift Pay differentials. Promotion salaries are calculated by the NYS Office of the State Comptroller in accordance with NYS Civil Service Law, OSC Payroll rules and regulations and negotiated union contracts.

Background Investigation Requirements: Prospective appointees will be: 1) Checked against the Staff Exclusion List (SEL) maintained by the Justice Center for the Protection of People with Special Needs. Prospective employees whose names appear on the SEL as having been found responsible for serious or repeated acts of abuse or neglect will be barred from appointment and may have their names removed from the eligible list(s) for the title(s) if applicable. 2) Investigated through a Criminal Background Check (CBC) that includes State and federal Criminal History Record Checks.

All convictions must be reported; conviction of a felony or misdemeanor, or any falsified or omitted information on the prospective appointee's employment application may bar appointment or result in removal after appointment. Each case will be determined on its own merits, consistent with the applicable provisions of State and federal laws, rules, and regulations. Prospective employees will be fingerprinted in order to obtain a record of their criminal history information, and may be required to pay any necessary fees.

3) Screened against the Statewide Central Register of Child Abuse and Maltreatment (SCR). Prospective employees may be required to pay any necessary fees. Additionally, prospective employees whose names are indicated on the SCR may be barred from appointment.
