Job description

- Full Time. 8:00 am - 4:30 pm. Maintenance

M-F with on-call rotation 
 8:00 AM - 4:30 PM 

Job Description

The skilled tradesman maintains repairs the physical plant and ensures the proper operation of the community. The skilled tradesman may be required to work with various building systems and trades including HVAC, electrical, plumbing, carpentry, painting and community vehicles and possess considerable skill and knowledge in one or more of these fields.

EDUCATION, EXPERIENCE, CERTIFICATION AND LICENSURE REQUIREMENTS 

  1. High-school education or GED equivalency required.

  2. Vo-tech training or specialized training courses in associated fields preferred.

  3. Minimum three years’ experience in building and equipment maintenance and repair required. 

  4. Must have a valid Virginia driver’s license and meet Pinnacle Living‘s risk management requirements to drive a company vehicle.

Job Duties 

  1. As assigned by management or by work order -- works independently to install, maintain, or repair a wide variety of building architectural features such as doors, locks, windows, screens, fixtures etc. according to department policies, procedures, and practice.
  2. As assigned by management or by work order -- performs various duties requiring comprehensive mastery of a specific trade (HVAC, electrician, plumber, etc.)  Assists in the implementation of a comprehensive preventive maintenance program and maintaining records of the same.
  3. When assigned, assists other maintenance team and staff members to complete maintenance and repairs to the physical plant and campus in a timely fashion.
  4. Trouble shoots equipment and makes recommendations on repair needs.  Makes daily rounds of the facility and specific equipment as assigned and reports repair needs to their supervisor.
  5. At scheduled times serves as the designated on-call maintenance person to cover after hour emergency maintenance.
  6. Attends safety meetings, in-services, other training as assigned.
  7. Follows department safety procedures and makes recommendations for improvements to enhance operation, safety, and efficiency of plant.

  8. May be assigned to landscape maintenance and snow removal 

Knowledge, Skills and Abilities

  1. Ability to work in a team environment and serve residents in a positive and friendly manner.
  2. Ability to communicate, read and write using the English language.
  3. Ability to work with minimal supervision.
  4. Advances knowledge of physical plant operations and maintenance, including HVAC systems, electrical, plumbing, structural components, carpentry, etc.
  5. Ability to enter data in a computer using software provided.
  6. Possess knowledge and understanding of basic needs of seniors & individuals with disabilities.
  7. Able to work flexible hours/shifts as needed.
  8. Able to respond to emergency situations.
  9. Ability to follow safety protocols and properly use provided equipment.
  10. Able to meet Pinnacle Living risk management policy in order qualify to operate company vehicles.

PHYSICAL REQUIREMENTS AND WORKING CONDITIONS

  1. Able to lift 60lbs to chest height,
  2. Exposure to extreme weather conditions including occasional temperatures above 100 degrees Fahrenheit and below freezing.
  3. Able to wear personal protective gear correctly for long periods of time.
  4. Able to respond quickly to sounds and see and respond to dangerous situations.

  5. Able to use all types of power and hand tools. 

  6. Able to climb ladders, maneuver through crawl spaces and attics bend, stoop, walk, and stand for long periods of time.
  7. Holiday, inclement weather and a flexible work schedule are required in facilities management to meet the needs of the job.  Employees are required to be available for unforeseen circumstances and emergencies.
  8. Exposure to the sights, sounds and odors of a typical long-term care and health care environment serving senior citizens, some with dementia.
