Job description

Role Mission

Are you a visual storyteller with an eye for detail and a knack for seamless execution?

Ziprent (a subsidiary of TurboTenant) is looking for a independent contractor (1099) Real Estate Photographer & Field Operations Specialist to be our eyes and ears on the ground. This isn't just about snapping a few photos; it's about crafting the digital first impression for our rental properties and ensuring every home is "rent-ready" through meticulous property walkthroughs and technical setups.

In this role, you'll serve as a vital link in our growth engine, transforming empty spaces into high-performing listings. You'll work independently to manage everything from 3D tours and high-fidelity photography to smart lockbox installations and condition reporting. If you love the freedom of the road and have a "tech-forward" approach, we want to talk to you.

Key Responsibilities:
  • Visual Storytelling: Deliver 15โ€“25+ professionally edited, high-quality interior and exterior photos that make our listings pop.
  • Immersive Tech: Capture Zillow 3D tours and digital floor plans using a 360ยฐ camera to provide prospective tenants with a "true-to-life" experience.
  • Property Stewardship: Perform initial property walkthroughs and submit comprehensive condition reports to ensure our high standards are met.
  • Operational Logistics: Take the lead on key management, including the pick-up, installation, and battery maintenance of smart lockboxes.
  • High-Velocity Response: Maintain a "Be Better" mindset by responding promptly to new assignments and ensuring a 24-hour turnaround on all reports and deliverables.
  • Territory Mastery: Serving our local community and surrounding region, with a willingness to travel a 35โ€“50+ mile radius to support our expanding market.
Qualifications:
  • Proven Experience: A strong real estate photography portfolio showcasing your ability to capture spaces effectively.
  • Tech-Savvy Toolkit: Professional gear including a high-quality wide-angle lens and a 360ยฐ camera compatible with Zillow.
  • Editing Expertise: Advanced photo editing skills to ensure every shot is polished and professional.
  • Mobile Proficiency: An updated mobile device capable of capturing clear, detailed images for on-site walkthrough reports.
  • Collaborative Spirit: Excellent written communication skills and a professional demeanor when representing the Ziprent/TurboTenant brand.
  • Reliability: A valid driver's license, a reliable vehicle, and a flexible schedule to handle multiple shoots per month.
  • Location: You must live within 35 miles of the market area to be considered for this role.
Bonus SuperPowers:
  • Compliance Knowledge: Familiarity with FHA and housing compliance (smoke alarms, CO detectors, etc.).
  • Efficient Workflow: You stay ahead of the curve by leveraging modern tools and smart processes to streamline documentation, reporting, and day-to-day tasksโ€”maximizing productivity without sacrificing quality.
  • Tech Comfort: You have a "can-do" attitude when it comes to learning new property management software.
  • AI-Native Workflow: You use modern tools to streamline your editing or reporting process for maximum efficiency.
  • Hyper-Detail Oriented: You notice the small thingsโ€”from a loose door handle to a flickering lightโ€”that others might miss.
Our "Be Better" Culture:

At TurboTenant, we live by the Be Better mantra. Our high-performance culture makes us relentless in our efforts to Be Better at serving our landlords and renters, and in unlocking the potential in one another.

What does our Be Better culture mean to you?

  1. You'll be in an environment that pushes you to reach your potential.
  2. You'll make a massive impact on our landlords, renters, company, and the proptech industry.
  3. You'll be on the highest performing team of your career.
About Us:

At TurboTenant, we simplify the complex and intimidating process of managing your own rental property. And we do it through an elegant software platform for small, "do-it-yourself" landlords and their tenants. But don't take our word for it. Read reviews from some of our 1 million landlords.

Quantity of Jobs:

Number of job requests varies by market region. This is a contracted 1099 position, and requests are sent out on an as-needed basis. Most markets average 3 โ€“10+ jobs per month.

Candidates should be flexible and comfortable with limited assignments initially while the market and workload grow.

The role requires completion of a background check and signing of an independent contractor agreement.

Compensation
    • $225โ€“$325+ per listing appointment (varies based on property size and scope)
      • Includes: professionally edited photos, Zillow 3D tour, floor plan, initial walkthrough report, and lockbox installation with key management
    • $50/hour for additional as-needed tasks
    • Lockbox Pick-Up:
      • $30โ€“$60 per lockbox (depending on distance)
    • Travel Compensation:
      • Paid for travel exceeding 35 miles each way (70 miles round trip)
      • Reimbursed at $1.20 per mile beyond this threshold
Salary Range
$1โ€”$100,000 USD
