The Project Manager serves as a key contributor within the Capital Projects Department, responsible for developing and executing capital improvement strategies across a defined region of the Multifamily Portfolio. Working in close coordination with leadership, the Project Manager provides end-to-end oversight of contractors and vendors, defining project scope, managing schedules, and ensuring each project is completed to the highest quality standards.

Salary starting at $65,000 annualized(and more based on experience).
Role Responsibilities:
  • Prepare and manage detailed project budgets, forecasts, and financial reports to ensure cost efficiency and alignment with investor expectations.
  • Negotiate with vendors to secure competitive pricing, favorable terms, and long-standing partnerships
  • Review and approve vendor invoices, validate contract compliance, change orders, and support documentation prior to releasing payment.
  • Monitor retainage accounts, lien waivers, and warranty documentation to protect Sterling's financial and legal interests.
  • Maintain meticulous project records, schedules, and financial reporting to support transparency with leadership and investors.
  • Proactively identify opportunities for value engineering and operational efficiencies.
  • Contribute to the overall financial operations of the Company by ensuring that the role is conducted in alignment with the values of Sterling: Respect, Excellence, Integrity, Transparency and Stewardship.
  • Partner with property management and portfolio teams to align project execution with operational needs
  • Oversee contractor prequalification and selection, negotiate contracts, and establish clear expectations on the front end of a project for performance, safety, quality, and compliance.
  • Direct material procurement strategies, leveraging vendor relationships to secure best value, warranties, and timely delivery.
  • Manage full lifecycle execution of projects, from groundbreaking through close-out, ensuring quality control, adherence to specifications, and timely completion.
  • Identify risks proactively and implement mitigation strategies to protect project timelines, budgets, and asset value.
  • Develop, lead, and execute capital improvement strategies for assigned markets, aligning with portfolio investment goals and property performance objectives.

Experience and Education:
Required:
  • High School Diploma or GED Equivalent.
  • Must have a vehicle, valid driver's license, acceptable driving record and meet company insurability requirements.
  • Ability to multi-task, prioritize responsibilities, manage time, as well as possess an orientation toward details.
  • Must have a strong understanding of local building codes, local building permit requirements and permitting processes to ensure that contractors are pulling and closing out all permits necessary to complete the jobs while staying in compliance.
  • Proficiency of the English language in reading, writing and verbal communication.
  • Strong analytical, problem-solving and critical thinking skills.

Preferred:
  • Bachelor's Degree in construction management, business, or field or related subject.
  • Five or more years of construction experience as a Project Manager or Superintendent preferred or equivalent combination of education and experience.
  • Multifamily experience.
  • Extensive subcontractor relationships.
  • Proficiency in Microsoft Suite including SharePoint, Word, Outlook, Excel, and Project.
